In addition to the views, only a short drive away are plenty of shopping towns, a cinema and bowling complex.

The Hopper Hut self-contained accommodation

The Hopper Hut originally served as temporary accommodation for hop pickers. It used to house up to four families from London on their working holidays. Today, following extensive restoration, the unique square building welcomes visitors once again. Nestled on a working farm in an Area Of Outstanding Natural Beauty, it offers sweeping views of Bewl Water reservoir and surrounding farms. Perfectly presented picture postcard cottage, on the edge of the Ashdown Forest, the inspiration for the Winnie-The-Pooh books and 3 minutes drive to the historic village of Hartfield for the village store, Pooh Corner tea rooms, pubs and farm shop. This is a great location to explore the Kent & Sussex countryside. The spa town of Royal Tunbridge Wells is a 20 minute drive and only 45 minutes to the South Coast. We are family friendly.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
