The Annex is an elegant, spacious property in a beautiful rural setting. It is perfectly located for exploring Kent & Sussex with many wonderful attractions and activities close by. A short drive to Wadhurst station is perfect for day trips up to London, only a 1 hour journey. Wadhurst village, voted as the best place to live in the UK 2023, is a few minutes drive away. The rooms are large and spacious, perfect for couples or families. Small, well behaved dogs are welcome for an additional fee.

A beautiful oak framed building with great views of the south downs. Accommodation comprising of a comfortable lounge with TV and wifi and log burner. The kitchen is well equipped with a dishwasher, oven and microwave. One double bedroom downstairs with en suite shower room. Upstairs there is a mezzanine with two single beds and a sitting area above the lounge area with a bathroom with free standing bath. The outside space is a south facing patio with table and chairs and a BBQ is available.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We are 10 mins from the centre of Tunbridge Wells, Tonbridge and Paddock Wood. It is incredibly cosy with underfloor heating throughout, it is also totally eco friendly.
