We loved our stay at Sandy Toes! It’s a fantastic property with three generous double bedrooms, one with an ensuite and balcony, one with a terrace and its own living space, and one next to the main bathroom. A very well equipped kitchen with a lovely balcony that catches the sun in the afternoons and you can see the sunset over the neighbouring properties. Just a few minutes walk to the dunes and main beach, and a few minutes more to the dog friendly beach from 1 May to 30 September. A well equipped store with beach chairs, buckets and spades and even sledges for the dunes. We did a circular walk to Rye, gladly taking Lisa’s recommendation for Sunday Lunch at the Globe Inn, just a few minutes walk from Rye with its beautiful shops. We also did a circular walk to the nature reserve, stopping for tea and cake in the Discovery Centre. Lisa was an excellent host, with proactive communication, highlighting local events and recommendations for pubs and restaurants. We hope to come back!

We hadden een prachtig verblijf. De ligging van het huis is schitterend. Zicht op zee en de duinen zijn je tuin. Het huis is heel licht en mooi ingericht. De verhuurders waren zeer vriendelijk en onmiddellijk bereikbaar. Onze kinderen hadden het er ook helemaal naar hun zin, zo dicht bij het strand. We hadden ook heel mooi weer :-)

The house was beautiful and perfect for our needs and the location was spot on, being close enough but far enough out of Brighton itself. Rottingdean was really lovely. Excellent transport links as well as being easily driveable. The house felt like a home and had everything that we needed. Lyndsey was super quick at responding to messages and was really helpful. The only problem we encountered was parking as this was very limited, luck f the draw, on street parking - was ok for us as was the weekend but would have been trickier if we were visiting on weekdays. We would definitely return!

Home from home! The kitchen had everything you could possibly need and there were three sitting areas - kitchen, lounge and two areas in the garden. Drying rack for wet swim gear. Comfy seating and beds - and close to shops, beach and lido - also the beautiful South Downs.

Fabulous place to stay right by the beach and not too far from Rye. The house had everything we needed to cook in and was a perfect layout for an extended family to relax and socialise. The garden was a good size with a lovely hammock and table tennis table too. We all had a great time and would highly recommend this as a place to stay. Georgina was a good communicator and made sure we had everything we needed. Thank you

The property was exactly what we were after. Spotless and had everything we needed. Great location for getting to things to do. Would certainly recommend Duncan as a host and would happily stay here again in the future.

Lucy was super friendly and responsive to our messages, even giving us recommendations for local dog walks to help tire out our energetic golden retriever. The downstairs living area and 2 main bedrooms were really spacious, comfortable and well equipped with kitchen equipment, towels, toiletries etc. Plus a fantastic walk in shower en-suite and outside areas to relax in too. All in all a great stay!

Great lodge, small and beautiful. Garden was massive and things to do for children. Warm inside and beds was very comfortable, such a lovely relaxing lodge. Host was amazing was available to communicate and was happy for me to have my hen ladies there. Only 1 annoying part was the dirt road leading up too gate. As u wouldnt realise to go up it.. easy to miss. BUT still 10/10.. cant wait to go back for a nice night away.

Fabulous week, swallows nest cottage was lovely and the swimming pool was great, we were the only ones in there each time. Chris even opened the pool early for us which was much appreciated. Used the steam room too and the fabulous hot tub - had fabulous walks with our two spaniels, along the coast to Firehills was our favourite. The Cove pub was amazing, very dog friendly, warm (log fire) and welcoming, food fantastic. All in all a really lovely week. Chris and Erik very ready to help but totally happy to leave you to enjoy their lovely gardens etc. We’ll be back! Thank you Chris and Erik

We had a wonderful three night stay. The barn house and the surroundings are beautiful. Everything we needed was there, we didn’t leave the house other than to go for a walk and some lunch in battle! Perfect for a peaceful getaway, we used the bbq and the hot tub. Would have used the swimming pond if it had been a little warmer! We all said we would 100% return with our young families and use the grounds more, ie the games room, swimming pond and trampoline We didn’t want to leave, an absolute gem of a place. James our host was great, he was there to show us around on arrival and explain everything. Thank you 🙏🏼

Excellent property. Owners were really nice. Can’t wait to go again when the pool is open. Went to a local pub called Coach & horses, excellent food there. We took our dog and owners kindly asked if we kept her on the lead when in garden of property as they have sheep but there’s a massive field with a woodland walk out back so was fine to let off the lead then. Barn is exactly as described. There’s some good little board games there and our kids got a bit obsessed with cluedo. Was expecting to be chilly as it’s a barn but the underfloor heating makes it really warm and cosy. Will definitely come back.

We enjoyed a wonderful long Easter weekend in this charming cottage. The space was cozy and perfectly appointed, lots of old charm - original cottage was built in 1550! - and special touches that delighted our children and made us feel like we were in quite a magical little space. The gardens are beyond gorgeous and just a lovely space to sit in the sunshine and watch our children play. It was a wonderful weekend filled with children’s laughter, bird song and cozy nights by the fire as a family. Thank you Tim & Maite for sharing your gorgeous cottage with us. The children are already asking we come back soon!

For my first holiday away with my 2 beautiful children I honestly couldn’t have wished for a better stay. The cottage is beautiful, the gardens and surrounding grounds are stunning, simply a lovely place to be. We spent a lot of time in the cottage and use if the new fire pit in the evenings as it was so peaceful and relaxing. 2 main attractions for us were Pooh Corner with Ashdown Forrest for all your Winnie the Pooh adventures, and Hever Castle which is a lovely day out. Tennis courts and a lovely pool to boot ❤️❤️❤️ Caroline left some beautiful touches, some Easter treats for my children and a host of food and fresh juice, lovely 😍❤️

Highly recommended, lovely location close to Eastbourne, Hastings & Brighton. Shirley couldn’t have done more to make our stay a home from home. Very welcoming and helpful, looking forward to staying again in the future. Thank you.

Nice cosy home. Basement kitchen and living area was a nice space to retreat to at the end of the day - perfect location for us, easy walk to the north lanes - fantastic Japanese/korean place to eat O’shio a few minutes walk away and couple of pubs at the end of the street. We visited in Feb so was cold and didn’t use the outdoor space - but would have made a nice spot to chill out in when warmer - Mathew was good, quick to respond with info etc - check-in etc all very nice easy. Would stay again next time we back in the uk/brighton!

Dan was a very responsive host and gave clear instructions for us to follow. After a day at Port lympne this was a perfect stop off overnight. The place smelt so fresh and clean on arrival and had lovely little touches (shells/pictures on the wall) made it feel homely. The road was very peaceful. My daughter's enjoyed playing the games that were accessible to them. We would definitely book again.

Nina was a wonderful host, and the cabin is cosy and gorgeous. The garden is completely private and enclosed - perfect for dogs. There was nowhere for the dog to escape. Great to be able to light a fire, felt like posh, warm glamping. Great facilities, including a gas hob, fridge, kettle, toaster and microwave.

This was our second stay at Maria's 70's caravan. Very cosy with beautiful views of the field opposite, this time with grazing sheep! Maria and Matt are great hosts. Highly recommend.

Peaceful and relaxing. We loved our stay here. Having breakfast on the decking, taking in wonderful views each morning was fantastic. We would definitely stay again.

Fantastic place! Everything carefully thought through. Lovely garden and house. Great access through the woods to cliffs and coastal path to Hastings.

Our third stay and just as wonderful as those prior! An idyllic property and area. Always pristine with a wonderfully large/pretty/safe garden for our two dogs. The area is beautifully peaceful and has some fabulous local walks, and it’s well placed for travelling to various nearby towns and beaches. A perfect trip for a change of scenery and some much needed downtime. Looking forward to our fourth trip later in the year!

We absolutely loved staying at Sonia & mikes cottage! A genuine home away from home in a great location with amazing hosts. Ideal for a long stay as we did, couldn’t recommend it more to anyone ☺️ we miss it already!
