Enjoy two comfortable double bedrooms, a pull-out sofa in the living room, a bathroom with tub, washer, and dryer, a fully equipped kitchen with dishwasher, Wifi, bluetooth stereo system (bring your vinyl!), and Smart TV. Enjoy dining and relaxing on the spacious deck with commanding water views, and for the little ones, swinging and sliding on the swing set. Above the garage is a recreation room with a ping pong table as well as a smashing children's playroom filled with toys, board games, puzzles, and books. Enjoy the TV/ DVD player with a variety of favorite kids' flicks. Perfect for rainy days or down time, this extra living space is sure to please kids and adults alike! Set in the lake community of Suissevale, the house is a short walk to States Landing beach/boat launch and about a mile from Suissevale beach. Castle in the Clouds hiking / snowshoeing trails are an 8 minute drive.

We are in the private community of Balmoral. There is a private sandy beach 1 mile away for you to enjoy. Beach pass will be waiting for you at the property. There is a playground for the kids, tennis, pickle ball, and basketball courts. You can launch your boat from the ramp at the bottom of the street. For those with an electric vehicle, we have a 50 amp, level 2 charging station. A smart TV allows you to stream your favorite shows and movies. Outside amenities include the new fire-pit.

Summer is in full swing here in the Lakes Region! Both Squam and Winnipesaukee minutes away - vistas to enjoy the season all around. The cottage sleeps two but can accommodate an additional two on a comfortable sleeper couch. We even have room to park your boat and trailer! The stone building, a 1920s gatekeeper’s cottage, is part of a Gilded Age estate, and is lovingly restored to meet your needs in comfort, including a full kitchen, bath and geothermal central heat and a/c.
