Since the property is in rural Sussex, it is best to have a car at one’s disposal. However, short distances to venues such as Leonardslee and South Lodge can easily be reached on foot or by a 5-minute taxi ride.

The cabin is separate from the main house with a private entrance and key safe. It is situated in a peaceful, quiet and beautiful garden. It caters adequately for 1 or 2 people with a double bed, a table, 2 chairs, wardrobe, chest of drawers, beside tables, coat and umbrella stand, electric towel heater, television, air conditioner, shower, hand basin, toilet, kitchen area with microwave, sink and fridge. Parking is available in the street or on the driveway.

The Annexe at Braclea

Located in the north of Southwater, this high quality attached self-contained annex, offers a perfect stay for walkers, cyclists, and those visiting family/friends. There is a fully equipped kitchen, a generous sized en-suite double bedroom and a spacious lounge/diner. A separate entrance with key safe and parking. Access to own outside space to the rear. A regular bus service serves Horsham and a mainline station serves Gatwick, London and the South coast.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
