Wilderness Wagon - Gypsy Wagon in Sussex

Wilderness Wagon is a bow top gypsy wagon which is located in Lindfield Rural. The wagon is located in the bottom corner of our acre garden. Guests enjoy their own private gated haven with the most incredible view of the wild field that adjoins our property. The outdoor area offers cooking amenities and an al fresco dining space. Enjoy a stay in the heart of the South Downs surrounded by nature. Whether you want a break away from the rush of everyday life, or a peaceful place to work from. Our cosy container is a beautiful sun trap, attached to our family racing yard. You’re in the perfect location for business or pleasure. footpaths a short walk away. The bottom of the downs a five minute drive and a handful of pubs all within a 5mile radius. Plumpton station a 2 minute drive you can be in London within the hour.

Cabin in the Woods

Self-contained oak cabin with double bed, shower and kitchenette. Tucked in amongst the trees on the edge of woodland at the back of our semi-rural property, the cabin has a private deck area with views across the neighbour's field where sheep and horses graze. You may also see deer and rabbits and be serenaded by tawny owls in the evening. Good WiFi. Walking distance of the South of England showground, Wakehurst Place, local pubs and close to Ardingly College. Breakfast included.

Orchard Garden Cabin

We are in an area of outstanding natural beauty. There is a decking area around the cabin with a fire pit plus table and chairs for dining alfresco or just enjoy the fresh air. We are surrounded by fields located about 1 mile from the village and pubs. You can head out for a county walk right from the door step. Several National trust properties in the area. As of May 2025, we have extended the drive way to make parking easier. Guests have space for one car to park on the driveway.

Idyllically situated down a quiet, magical lane, our oak-framed barn is surrounded by hills and woodland, with stunning views on all sides. There is instant access to beautiful countryside footpaths and bridleways. We are walking distance from a pub with a garden and good home-cooked food. Just an hour from London by train and 10 minutes drive from buzzy, cosmopolitan Brighton, we're also close to lots of pretty villages, lovely beaches, beautiful historic houses and gardens.

Spacious Boutique Style Annexe

This newly renovated stylish Annexe is attached to our home in the hamlet of Ansty, a stones throw to the picturesque village of Cuckfield with its four pubs, independent boutiques and award winning Ockenden Manor and Spa. The location provides a perfect base to enjoy the many NT properties such as Nymans and Sheffield Park as well as Wakehurst Place and the Prairie Gardens. There are also many vineyards in the surrounding area particulary Ridgeview and Bolney Estate.

The Potting Shed, 2 bed cosy countryside retreat

The Potting Shed is a family-run luxury guest house in a newly converted outbuilding (old potting shed!) offering guests a fusion of traditional country life with the comforts of all the mod-cons. Cosy bespoke cabin set on the edge of woodland. Nicely secluded without being off the beaten track. The ideal getaway for a romantic break, some country magic - nights by the fire and woodland walks. Snuggle up with a blanket around the fire pit, or relax inside by the wood-burner with a good book. WiFi is also available. The area is fully fenced around the Bothy for your dog’s safety should you wish to bring your four legged friend.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
