Close to Hampton Court our bright, airy self- contained modern garden annex is located 80 feet from our house with its own access & private, secluded garden Sleeps maximum of 4 (one double bed and a small double sofa bed.) There is also a mezzanine floor with single mattress accessed via a wooden ladder- suitable for an adventurous child but at your own risk!! Modern bathroom, We also provide a microwave, kettle, fridge, toaster, plus milk, tea and coffee. Plenty of on street parking available

There is a small counter to make drinks and small meals including mini fridge freezer and microwave oven. Alternatively if you are preparing a big meal you can use the family kitchen just text me in advance so i can unlock the door and remove our to friendly /energetic dogs. Hampton Court is 30 minute walk and you can walk to Kingston town centre in 30 minutes along the river . Surbiton stain will take no longer than 15 minutes to walk to which can get you to central London within 25 minutes. Plenty of restaurants and bars to choose from locally You can also drive to Chessington World of Adventure in 10-15 minutes from our location

Superbly located next to the river with pubs, restaurants, coffee shops, and village stores close by. Thames Ditton is a pretty village located close to Hampton Court, Surbiton, and Kingston Upon Thames and 30 minutes by train to London Waterloo. Go Boat hire is a minutes walk and the slipway to the Thames is opposite the house if you have your own paddle board/canoe.
