This is a bright and airy carriage house located on the second floor in a quiet walkable neighborhood. Living room has a drop down movie screen, brand-new sofa with chaise and pull out queen sized bed. Galley kitchen is new with a Smeg stove and oven, dishwasher. Bedroom has a queen size adjustable bed, 52 inch TV with wifi and cable. The bathroom has a soaking tub and a walk in shower a vanity with double sinks. We are close to Syracuse NY, Jamesville Beach,and Tully. You’ll love our place because - Well, its a Hobbit House :). Very cozy 12 by 12 cabin set in the back of my land right where the woods start. Small cabin good for a couple and maybe a child or two but no more than that. It has an outhouse. If this is sounding too basic or off the grid then please don't book! :) because that's exactly what is. But you also get to say you stayed in a cozy little hobbit house.

We like to think of it as the bee keeper’s lodge. Close to Hemlock, Canadice, Honeoye, and Conesus lakes for hiking, fishing, kayaking, or picnicking. Or enjoy a night in! There is a gas grill, patio, outdoor dining area, fire pit, and a game shed out back.
