There's a luxury en suite bathroom with copper bathtub, shower, basin & WC. There are basic kitchen facilities with kettle, toaster, double hot plate, microwave & grill, sink & refrigerator/freezer. A veranda with 2 bbq's & seats plus lower deck overlook the river.

It overlooks our horses, sheep & chickens. A short walk will take you to the award winning Watership Down Inn & Bombay Sapphire distillery. The surrounding area boasts beautiful walks. Clappers Farm is a 17th century farmhouse located on a quiet country road on the Hampshire/Berkshire border. Set in 35 acres of its own land then surrounded by further farmland, there are various outbuildings mainly used for stabling . Silchester Brook meanders through the property and attracts wildlife from kingfishers and swallows to deer. There is a huge network of picturesque footpaths and cycle routes accessible from the front gate of the farm. Dogs and horses are welcome.

Within 5 minutes drive of Highclere Castle (Downton Abbey) set in the North Wessex area of outstanding natural beauty on the edge of a dark sky area. Close to Newbury, 1 hour to Oxford, Windsor, Bath, Winchester and Stonehenge. London 1 hour by train from Newbury Station 15 minutes away. There are a variety of places to eat close by ranging from cosy pubs to fine dining restaurants. Vine Annex sleeps 4 one king sized double, one single and one small single in twin room.

Anyway it's perfect for a get-away-from-it-all weekend or midweek break.

First floor flat, with two bedrooms and a spacious living area, it is perfectly situated to enjoy country walks while close enough to Overton which has a large range of independent shops, pubs, restaurants and takeaways. A great place to get away from it all and enjoy the countryside, while still being close to amenities.
