First of all I recognise that planning a gathering involves lots of work, including research, and is not without stress. To that end, although you can book instantly, you might want to click on the 'contact host' button to ask questions when you've finished reading....I can help you with a lot: from a wedding reception or other major party to just a family reunion e.g. caterers for dinner (15 to 45 pounds pp) murder mystery (from 300), hot tubs, axe throwing, mini olympics in paddock! Welcome to my family home and principal residence. (I move out when you stay and it's all yours). It is different to most holiday lets in that you will see and benefit from the fact it is lived in. As such, you will quickly feel relaxed in your new home! - important if you are hosting an event. CLIFT HILL With majestic views over the Solway Plain, this grand building provides a captivating base from which to explore the Lake District, Hadrian’s Wall and Southern Scotland Clift Hill is a generously proportioned Edwardian mansion, designed for the last days of servants and built during the first years of the Great War. Long-defunct bell pushes can be found in most rooms, including some bathrooms; a reminder of a bygone era. Relive a time when enormous bath tubs and dressing for dinner were de rigeur. The house is the perfect place to celebrate a birthday with children and grandchildren who’ll be delighted to see hares in the garden in the mornings and startled deer in the overgrown orchard…my children say the house is perfect for hide and seek. Younger parties may enjoy darts, table football in the cloakroom and watching movies with the projector or the possibility of a hot tub after a barbecue at the fire-pit on the terrace. Others may roll up the rugs and put the bang & olufsen on max and dance! HOUSE & GARDENS The building was conceived in 1913 and finished in 1915, designed by the Chance family, who were wealthy merchants involved in the local textile mills (worth a visit). They started building the house on the small hillock opposite but changed their mind and opted for the more solid rock that permits substantial cellars. During my work on the house, I have learnt how much the Edwardians loved fresh air. There is an elaborate venting system that resembles in parts one of those pneumatic tube transport devices. Nowadays I try to keep the air from coming into the house but the eleven fireplaces and forty-four doors often conspire against me. However, the illusion of being outside when indoors extends beyond the air vents. In the handsome dining room, William Morris wallpaper meets wisteria creeping in at the windows, creating an impression of a real and an imagined garden intertwining. The enormous family portrait on the dining room wall was painted by John Walton in 1957. Sharp eyes will notice that he is in the picture, holding a paintbrush. The wonderful fireplace and decor make this a room that can be as formal as you wish, or the perfect size for long board games or late-night poker sessions. In the ground floor cloakroom there is a magnificent thunder box lavatory and large double sinks. Pride in plumbing is a leitmotif of this mini mansion. From the master bedroom with its interesting en-suite bathroom, there is a view on all sides over miles of wide, open landscape, with both the North Pennines and Lake District omnipresent. Today you can enjoy these views just as the original owner, Mr Chance once did. Nothing but nothing has changed! The house once had its own grounds, river, farm, greenhouse, stables and garaging for a multitude of vehicles. The river is approached by deeply sunken steps that are almost tunnels through the undergrowth and after a short hop past the cows you may find the eels and sea trout that my children loved. The cliffs here are particularly dramatic and totally unexpected, formed from an outcrop of very fine-grained, orange-red “Kirklinton” sandstone. Kingfishers live here and, if you are lucky, you might catch a flash of blue as you wade to the mini island at low flow. For large parties, Clift Hill swallows children – you will get just occasional sightings. An old school bell sits on the front porch for you to summon them to supper. Houses like this are familiar to anyone who has ever watched a period drama and being here, in the spacious, elegant rooms, the Edwardian period comes alive. The original teak sink for washing your crystal is still there as are so many other features. If you can work out why there are sliding locks on the outside of so many doors or why there are arches in the interconnecting bedroom, please let me know! THE AREA For walkers, Hadrian’s Wall, a world UNESCO site, crosses 10 minutes from the house and of course, we are a short drive from the Lake District National Park and also the North Pennines Area of Outstanding Natural Beauty. An abundance of maps is available. Nearby is the Great Border city of Carlisle, an ancient settlement with Roman discoveries still emerging. The cathedral alone is worth making the journey for, with stunning misericords and a magical ceiling depicting the heavens in midnight blue silk studded with gold stars. In the nearby countryside there are some enigmatic stone circles - including Castlerigg, dating from 3000 BC, which has bracing views of Helvellyn in the background – and Long Meg and Her Daughters, a Bronze Age stone circle near Penrith. For rail enthusiasts, remnants of the days of railway glory are all around, with the old Waverley Line route still available for unofficial exploration just up the road at Kirkandrews-on-Esk, where incidentally is the most beautiful, quite long and scary suspension bridge (max. 5 people). LOCAL HISTORY 1915 context - the year of the house was also the same year the British ran out of Artillery Shells and a huge factory was built around the corner at Gretna for women manufacturing Cordite - Known as the Devil’s Porridge (see museum devilsporridge org uk) The area is also rich in other recent and ancient history, lack of redevelopment means that there is much to see and imagine. With maps you can cross and recross the river Lyne at all the historic fording points - we have found old cart wheels. Great little local walk through private woodlands leading to Hidden River Cafe (amazing full meals), ask for details Clift Hill stands apart, literally and metaphorically, from the other buildings in this area – the house appears on the horizon long before you reach it. All around are the so-called “Debatable Lands” – neither Scottish nor English for many centuries, families simply picked a side. You were either with the Grahams or the Armstrongs, battling for cattle, land and loyalty. PRACTICALITIES Clift Hill is a great landmark, sleeping up to 21 people in beds in 9 bedrooms (one in loft has reduced privacy) and 2 in sofa bed and more by special arrangement (camp beds and tents are an option). The grounds contain a stable, fruit bushes and orchard. There is a fun area adjacent to the driveway with trampoline, zip wire and often a slackwire. The views are of the unspoilt Cumbria countryside loved by Wainwright, and the Rivers Esk, Eden and Lyne are nearby. The local linear settlement of Longtown is unrepentantly stuck in a time warp and not at all twee. You will find the basics here. The hardware shop - John Graham - has those bygone parts you need and is worth a visit. There are pubs in Longtown and neighbouring Smithfield but the best food is just along the river at the Hidden River cafe - a lovely 20 minute bike ride away. MORE ON THE HOUSE HISTORY From auction records at Sotheby’s it is evident that Mr Chance liked his art and no doubt appreciated Ruskin. We have returned most of the house to an appearance that he, William Morris or Burne-Jones might have appreciated if alive in 1915: still lots of oak and proud metal work together with a smattering of stained glass. Many of the artworks on the walls of Clift Hill today are by family members, from portraits through to abstracts. Today, the house is slowly regaining the glowing vitality it enjoyed in the lifetime of its enigmatic original owner. It offers a unique chance to step into the world where servants were on the way out and central heating was on the way in. The original floorplan is retained and the numerous doors and two staircases often make you feel as if you’re participating in a West End farce. Visitors often find themselves congregating in the large kitchen with its Aga, two sofas, and old bell system for the servants still visible. Or playing the piano and singing! For Outlander enthusiasts, film and story sites nearby. Please also look at additional photos and comments on well known social media site under clifthill. Note that airbnb only lets you book for maximum of 16. Please allow extra 35 pounds a night per person for larger bookings, payable separately. Or message me for 5 day + pricing. Please note that NO security deposit is payable when booking. I recommend booking the Sunday ..please ask. Even if you can't all stay the night it gives you a chance for a hearty walk and lunch by the fire and still time for a quiet, if long, drive or train journey. Environmental considerations LED lights throughout, electricity monitors, some recycled paper products, vegan soaps and shampoos. Further suggestions always welcome -------- Airbnb has a maximum booking and pricing size of 16. Dependent on the mix I will take up to 27 but there will be some indoor camping involved as beds sleep 23. Tents in garden also possible. ON TOP OF YOUR QUOTE HERE, for parties above 16, YOU MUST ENTER GUEST NUMBERS TO 16 AND THEN extra people are charged at 35 pounds a night, payable before arrival. Due to valuable nature of possessions in house and the fact that I don't believe in security deposits, i require photo ID from lead booker and recommend that they insure against damage done by any of their guests. Chef prices usually around 25 pounds for 3 course meal. Less for buffet. 6 seater quality hard hot tub hire 250 pounds for 2 night weekend. (435/620 for 2/3 tubs) Dogs can come into kitchen with its 2 sofas but no further. Garden is pretty secure. About TV, I have a physical TV in one bedroom but you can use large monitor in study or projector in sitting room to access all your favourite TV shows over the internet. PLEASE READ HOUSE RULES THOROUGHLY BEFORE BOOKING. I am a super relaxed, accommodating host, but you know best whether the property meets your intended purpose.
Walk across the field to the river Pick fruit from the garden (apples, plums, berries) Tourism I have a bias towards avoiding people on walks (main paths can be busy) and water. Culture is available too but in our opinion it is not the area's USP! Assuming you are up for exercise there are three great pastimes here: Hiking - bring waterproofs Lake Swimming - we have some wetsuits Mountain biking - bikes are for hire 1. I have lots of maps in the house and in my opinion map reading is pretty essential to avoid the masses on the hills. Hadrians Wall - Birdoswald, Banks, Crags and more Hills around Keswick - hire boat on lake Angle Tarn - hike up the river/waterfall Rydal Grasmere - walk and eat the local warm gingerbread Criffel, Scotland - a satisfying 3 hour climb in good weather if no recent rain Many other easy and hard walks, fitness and clothing dependent The waterfalls are spectacular after rain 2. Derwent water, rydal and bassenthwaite are good lakes for swimming and can be combined with other activities. eg binsey plus bassenthwaite, rydal plus mountain bike. 3. There is biking in the lake district eg grizedale, on groomed trails graded like ski runs. However the better experience (few people, well maintained) is to go to the 7stanes trails in Scotland. Glasgow, Edinburgh, Newcastle all easy access by train or motorway. Shop in England or Scotland within 10 minutes drive - Carlisle or Gretna. Visit the marriage shop in Gretna at the old Blacksmith's. If you like horses there are numerous stables. Blackdyke at 10 minutes is exceptional.

Whether you are looking for adventure or a relaxing getaway, our cosy cabin in the grounds offers a comfortable retreat. With open plan accommodation and the additional luxury of your own private hot tub on the veranda, it overlooks the surrounding countryside and a large pond. After enjoying some of the areas many woodland or riverside walks a warm, welcoming hot tub is a treat to return to. *** Please note - minimum 2 nights only on Friday and Saturday ***
The Border Esk is only 5 minutes away from the Cabin and features a fabulous walk. Canonbie sits in the “Debateable Lands”; a considerable expanse of land neither under the rule of the Scots nor the English, thus becoming a refuge for all the outlaws in the region. Liddesdale and the land around Canonbie was the territory of the infamous Armstrong Clan, which had the reputation of being the wildest of all the riding families on both sides of the Border. There was also a priory at Canonbie, destroyed by the English in 1542. The stones were used in the building of Canonbie Bridge. A mound can still be seen on its former site.

This beautiful barn conversion sits on top of Hadrian's Wall and is a great base for exploring the Lake district and Hadrian's Wall country. Nestled on a working farm surrounded by trees & fields. It even comes with its very own hot tub!
The barn is situated on the edge of the village of Walton just a few miles from Brampton. It has a self contained large garden and its own hot tub which is for sole use by the occupants of the barn during their stay. It is always on and ready to go! The barn sits on the opposite side of the farm yard to our house, so you are private and secluded but we are close enough if you need us! Within the barn you will find an open plan living room & kitchen, which keeps everyone together whilst somebody is cooking or making a cup of tea! The kitchen is well equipped with a dishwasher & washing machine. The spacious, light and airy living room looks out through the massive glazed entrance with a view across the garden. Double doors from the living room lead you through to the sun room, where you can relax and unwind with beautiful views of the North Pennines. On the second floor you will find the bathroom and bedrooms. The master bedroom boasts a whopping super king bed but it can be provided with 2 singles upon request. The second bedroom is a single room. The barn is heated using a biomass boiler which is located in the farmyard and provides heat for all the properties on the farm (don't worry we don't expect you to load it with logs while your here, we'll take care of that!) The outside area is where you will find the hot tub which is always on, we do have to change the water between guests so please bear in mind that it may still be heating up on the day you arrive. Whilst we do provide 1 bath towel per person it is always a good idea to bring an extra towel for the hot tub and some slip on shoes are handy to get too and from the tub. There is an outdoor table & chairs for a bit of alfresco dining too. From the garden you might be lucky enough to spot a squirrel or two hoping through the trees in the wood at the bottom of the garden. Or find a cheeky pheasant strolling across the lawn. You will have your own private undercover parking within the Barn's grounds. There is ample space for bicycles too! Walton is just a 5 minute stroll along the Hadrian's Wall path where you will find a great little playground & tea room. The small bustling town of Brampton is approx 3 miles away, there you will find local amenities Spar, Co-op, tourist information, an abundance of quirky little shops, pubs, cafe's & take away's.

An excellent venue for group celebrations and familes, with versatile rooms, table tennis, pool table, darts, hot tub, a range of keep fit equipment, cinema screen, reading area, and a fully functioning bar. Rural location. Sleeps 19 in beds with an additional single put up bed. We have 3 double rooms, one with adjoining triple bunk room, a bunk room with 4 beds, and bunk room with 3 built in double bunks.
Mosspaul is steeped in Borders history and tradition and is itself a landmark on the road from Edinburgh to Carlisle. It is set in miles of beautiful rural countryside, where sheep farming is the main source of income. The house has recorded history as a coaching inn dating from the 17th century and was either a monastery or chapel before that called St Paul's on the Moss. It has played host to famous visitors and colourful local characters over the years and most local people could tell you a story or two about it. We chose to live here as the rural setting suits us (and our dogs!) and we fell in love with the old Inn on sight. Mosspaul has its own working bar, a sitting room with log burner and a multipurpose media room with 11 foot screen for DVDs, TV Freesat, and a box with Blueray, cds and HDMI connections for games consoles. It also has table tennis or dining for up to 28. The bar has a pool table, poker table and darts and guests can take advantage of our keg collection service to pull their own pints. The veranda houses keep fit equipment including a rowing machine, weights and free weights, leg stretcher and other items. The room is locked, but the key is available on request (for use by all groups apart from stags, hens and "house parties" except by prior arrangement). The house has 2 double rooms ensuite, 1 bedroom with 2 double bunks ensuite, 1 double ensuite with an adjoining room with a triple bunk, 1 bunk room with two double showers and 3 built in double bunks. All the bedrooms and stairs were recarpeted in November 2017 and the bathrooms were upgraded in early 2018. Bed linen is provided, but not bath and hand towels. The house is rented as a whole so guests have exclusive use of the facilities.
Mosspaul is situated on the boundary between the Scottish Borders and Dumfries and Galloway, set in beautiful, but sometimes wild farm and moorland. The region has its own unique history and culture that differs from town to town. You will find excellent hill walking on the doorstep, and fishing, shooting, cycling, great roads for motorbikes, horseriding, quirky villages, museums, stately homes, forbidding castles, abbeys and shopping all close by. It is also an ideal place to kick back and relax away from the bustle of everyday life. There are festivals all year round, such as the Denholm Folk Festival, the Kings of the 7s rugby and the Borders Book Festival. Possibly the most famous are the Border Common Ridings which take place each summer. These historic events date back centuries and are still the main event of the year in each town. The people of the towns take to horseback and ride the borders of each area, just as they did many years ago when they kept them safe and secure from neighbouring thieves of livestock and land. There are two rideouts to Mosspaul itself taking place in late May every year. Please check the dates with the owners if you wish to visit at this time. Shops and supermarkets in Langholm (17kms) and Hawick (21kms) should cater for all your needs while you stay at Mosspaul. Mosspaul is set on the high point between the Teviot Valley to the west and the Ewes Valley to the East. We are 10 miles from Langholm and 13 miles from Hawick in an area of peaceful and thriving farm and moorland just by the source of the river Teviot. There are many walks right on the doorstep, and you can attempt the three Mosspaul Marilyns direct from the hotel without having to step into a car. Within easy reach by car are walking for all abilities, water sports at Keilder Water and off road cycling at both 7 Stanes and Craik Forrest. Rock UK at Newcastleton offers an excellent range of outdoor pursuits, and Bisley at Braidwood offers excellent clay pigeon shooting packages. Border Bubble will come out to Mosspaul with Bubble Football for a bit of fun. Carlisle Airport offers flights in around the locality at very reasonable prices. If you are more interested in history, both Hawick and Langholm have museums and Hermitage Castle, Bowhill and Abbotsford, to name a few, are all within easy reach.

Larriston is right on the English border in a very, very rural part of the world. In the Scottish Borders, right on the edge of Kielder Forest and Northumberland National Park. If you want to get away from it all, then really this is the place! Hermitage castle is close by, and it’s not much of a drive to a host of other places including for example Jedburgh, Carlisle or even Hadrian’s Wall. Newcastleton has mountain bike trails, and the local roads are perfect for road cycling.

Large ground floor room with comfortable double bed in private house. Independent access. En suite bathroom with walk in shower. Unfortunately we are unable to offer breakfast but you can make full use of the kitchen.
We are 2.5 miles from the attractive market town of Brampton and 12 miles from historic Carlisle. The main attractions are 12th Century Lanercost Priory and Hadrian's Wall. The location is quiet and rural but an excellent centre for exploration (Scottish borders, North Lakeland, Northumberland ).

My place is an apartment on two floors in a beautiful Grade 2 listed building built in 1603 and which served as the barracks for Bonnie Prince Charlies men in the 1740s rebellion. I am right in the centre of town, located just round the corner from the tourist information centre, the shops, cafes and pubs, also in very close proximity to Hadrian's wall I live here with my dog, Nero who is very friendly
There is a communal entrance into the building with the other apartments. there is a buzzer intercom that visitors press marked "Penthouse". I have two bedrooms to offer, one I call "The Study" and the other is my room which I let out to guests, as I can sleep elsewhere and I call "The Hippy Den". Let me know which room you would like on booking. There is no parking at the back of the apartments, but there is a free parking area in the town at the back of the Howard Arms Hotel/Pub, access to this is by turning right into Gelt Road and then left onto Showfield Road and the Car park entrance is on the left. There are tea making facilities in the rooms with tea, herbal teas and coffee, I also leave bowls, spoons, milk of your choice and variety pack cereals in the guest rooms, plus provision of bath sheets and I have plenty of soap if you need any!! Can guests please give me an estimated time of arrival 24 hours prior to their stay so I can arrange my day around this. Also could guests be mindful of other residents in the building and keep noise to a minimum after 10pm at night.
Brampton is a quirky and friendly little market town and its landmark is the central hexagonal moot hall which is also the tourist information centre. There are plenty of coffee shops in the town so there is always somewhere to go and eat, There are three public houses too and the Howard Arms Hotel/pub also serve food during the afternoon and evenings. For shopping there are a couple of lovely gift shops and also a huge antique centre close to St Martins church at the bottom end of the town. There is also a post office in town, a chemist, a couple of Spar supermarkets and a Co-op supermarket too. There is also Cranston's food hall which is worth a visit and many visitors often come here to select something to take back home with them.

Roy's Room is part of the Scotchcoulthard Farm and Holiday Cottages business. It is a twin room with an en-suite shower room, fridge, kettle, toaster, TV. There are three cottages in total along with a games room. Scotchcoulthard is set north of Hadrian's Wall just seven miles from Haltwhistle, the Centre of Britain. Not another inhabited dwelling can be seen. Dogs are welcome and we have our own who will greet you.
Set on a small farm within 180 acres it is surrounded by splendid scenery with magnificent views and not another inhabited dwelling in sight. Roy's Room looks out onto the chicken are where the sound of clucking chickens can be very soothing. You get the full experience of being on a farm and can buy the eggs. Fortunately, we do not have a cockerel! Scotchcoulthard is four miles away from The Military Road (B6318 which runs parallel to Hadrian's Wall). The last farm you pass is two miles away. If you want to really 'get away from it all' it is ideal. For those who prefer a more populated area it is not ideal! The farm track from the road is ½ mile long and can be a bit rough at times. However if taken slowly it is fine. Dogs are welcome and our own dogs will welcome you. There is no extra charge and no restriction on number. For those who love dogs but don't have any, our dogs are happy to step into the breach! Naturally there is plenty of wildlife. Red squirrels live in the surrounding forest along with badgers, deer, buzzards, foxes and many others. The nearest town of Haltwhistle (named Centre of Britain) is seven miles away. It has a couple of supermarkets and local shops for most essentials. It has its own unique history including a 13th century church with stained glass windows made by William Morris & Co. in 1872. The windows were the work of Edward Burne-Jones, Ford Maddox Brown and Philip Webb who were Pre-Raphelite artists. There are many walks in and around Haltwhistle with two walking festivals a year. A burn running through Haltwhistle has a spectacular walk through beautiful scenery. There is a Swimming and Leisure Centre with outdoor pool open from Easter until September.
Scotchcoulthard Farm and Self-Catering Holiday Cottages is situated four miles north of Hadrian's Wall in The Northumberland National Park at its most spectacular part. It is halfway between Carlisle and Hexham on the edge of Wark Forest which leads into Kielder Forest. It is necessary to cross the wall to reach Scotchcoulthard and the sites of Housesteads, Vindolanda and The Roman Army Museum are only a short distance away. Although remote, Scotchcoulthard is not isolated. It is possible to be parked in The Metro Centre, Newcastle, Carlisle, The Lake District or Scotland within the hour.

Cosy self catering cottage set in the tranquility of the stunning North Tyne Valley. Ideally located for the Kielder Observatory and the beauty of the Northumberland National Park
Black Reiver Bothy is set in the midst of a sheep farming community. This is a significant part of the reason that we specify no dogs. You will be in the small hamlet of Donkleywood, 1.5 miles from the nearest village of Falstone which has a pub and a tea room. The road between Falstone and Donkleywood is single track with no marked passing places and no street lighting. The larger village of Bellingham is about 10 miles, 20 minutes, drive away and has a small, but well stocked Co-op, a pharmacy a petrol station, an 18 hole golf course and a number of pubs and cafes.
Located both in the Northumberland National Park and Europe’s largest international dark sky park, on a clear day the views are just as stunning after dark as they are by daylight. Kielder Water and Kielder Forest are less than 3 miles away providing excellent opportunities for walking and cycling. The lakeside path offers the opportunity for accessing a range of permanent artwork installations. There are a number of visitor attractions and eateries on the lakeside and at Kielder village including a bird of prey centre, the sky space and the Kielder Observatory. A little further afield, about 40 minutes drive you can be on Hadrian’s Wall. For those of you planning a longer stay and keen to explore more of Northumberland, Alnwick Castle, used for the outdoor filming of Hogwarts in the Harry Potter films and Alnwick Gardens are over an hours drive away but the journey there will reward you with seemingly endless views of open countryside. A little beyond Alnwick is one of Northumberland’s best kept secrets, it’s coastline offering miles of sandy beaches, a number of castles, Lindisfarne and boat trips out to the Farne Islands for sightings of puffins or seals depending on the time of year.

Situated in Northumberland, on the edge of the Wark region of the vast Kielder Forest, the Bothy at Churnsike Lodge is uniquely placed to access a wide range of the area's most beautiful locations and iconic attractions. From here, the wide expanses of Kielder beckon, offering miles of forest tracks and diverse environments to explore, replete with breathtaking views and perfect silence - ideal for those who are in search of peace and quiet. For more information, search 'Churnsike Lodge'
Built in 1850 by the Charlton Family of nearby Hesleyside Hall, Churnsike Lodge was originally intended as a Hunting Lodge, to provide accommodation for the Charlton’s and their shooting companions as they roamed the Kielder moors for grouse. The Bothy, once the abode of the resident gamekeeper, now serves as a private holiday home for any and all guests aspiring to a restful and relaxing stay in one of England's last truly remote locations.
Churnsike Lodge is situated in perhaps one of the most remote locations within the county of Northumberland and benefits from all the stunning views and splendour that nature has to offer within the wider Northumberland National Park. The property is located within Kielder Forest, the largest man-made forest in Europe, offering miles of tranquil walks through commercial coniferous forest interspersed with ancient woodland, moorland and elevated viewpoints across the vast Kielder fells. Peace and relaxation abounds, however guests must be aware that, being a working forest, in the course of their ramblings they may come across active felling sites. These sites are few, far between and may be freely traversed provided walkers act with responsibility when coming into proximity with felling operations.
