We have put much thought into how to make best use of the space situated on the ground floor. The large open plan bedroom/living area has 32" Freeview TV, double bed and wooden floor. The separate kitchen has cooking facilities, fridge-freezer, washing machine and tiled floor. The separate shower room houses a shower cubicle, toilet and heated towel rail. Electric central heating, electricity, bed linen, towels and Wi-Fi included. Private parking for 1 car. No smoking. 1 pet allowed.
Set within the Norfolk village of Scarning, New Inn Lodge is the perfect base for exploring the area. With a large open plan bedroom and living area and separate kitchen and shower room, the owners have put much thought into how to make best use of the space available and have created somewhere lovely to relax and unwind. Nearby lies the fine city of Norwich with its classic Norman castle, numerous museums, galleries and theatres and great places to eat and drink.
Norfolk boasts a number of notable sites for history buffs including The Gressinghall Farm and Workhouse Museum, and The Blickling, Holkham and Sandringham estates, which are all within easy reach also. You can be at the North Norfolk coast in 40 minutes where you can enjoy a range of lovely beaches, marshes and quays. Why not stroll along the Edwardian seafront and visit the pier at Cromer, go crabbing at Blakeney or perhaps take a ride along the coast from Sheringham on the North Norfolk Railway?. 40 minutes in another direction and you will be in Wroxham, the gateway to the Broads. Here you can join an organised tour or even charter your own day launch to drift along these beautiful waterways. Head yet another way for 40 minutes and you can be in the heart of Thetford Forest with its nature trails, Go Ape high rope site. A stay at New Inn Lodge means you are spoilt for choice for things to see and do in the lovely county of Royal Norfolk. Shop, pub and restaurant ¾ miles.

My home is in a secluded area with access to a delightful river walk and the Gressenhall Museum which has many special events during the year. The Norfolk coast is within a short distance:- Walsingham (Catholic Pilgrimage Centre) is 25 minutes away with Wells and Holkham 15 minutes further on. Fakenham racecourse is ten miles away. Dereham's Mid-Norfolk Railway - offers steam and diesel trains plus the 'Polar Express'. The area is also local for Sandringham and the Thursford Christmas Show.
The bedroom is small but the bed is double size with drawers for clothes but limited hanging space. There is always tea and coffee available on request. The bathroom has a large shower, no bath.
It is a quiet village and the bungalow is in a cul-de-sac. It is a short distance to walk around the 'River Meadow' to enjoy the sights and sounds and the stars when it's dark.

This is a great holiday retreat for families and friends all year round.<br /> <br /> This lovely cottage is furnished in an eclectic, relaxing and comfortable style with a mix of modern and antique furniture, and has a warm and welcoming feel as soon as you walk through the door. French doors from the enclosed cottage garden lead into a well-equipped and good sized breakfast kitchen, which has soft grey floorboards, deep grey units with marble tops, so perfectly complemented by the pine table, antique elm chairs and rocking chair.The sitting room, which overlooks the village green, has plenty of comfy seating, a log burner to light on cooler evenings, and a barn door leading into the front garden to open on summer days. Upstairs there are three bedrooms, two with full-size single beds and one king size, and a family bathroom.<br /> <br /> 1 Mallard Cottages is a fabulous chill-out place to stay and will appeal to families, couples and friends who enjoy a peaceful, rural location. It&#39;s only twenty minute drive to the coast, and both the wonderful Pensthorpe and Sculthorpe Moor Nature Reserves are close by. A little further afield are Houghton Hall and Sandringham House, which are well worth a visit. There is a good choice of great places to eat locally, the nearest being The Crown at East Rudham, where there is also a village store with post office.

Village has a delightful cosy pub within 5 minute walk,. The Bull Inn is a 17th-century coaching inn with parts dating back to the 14th century. It is the one surviving of many pubs once serving the village. Here you will find a great choice of drinks and fabulous food theres comfy seating and open fires to just sit and enjoy the atmosphere. Litcham has a fish and chip shop and they will take your order over the phone to save time, details in the cottage. Post office and local shop stocks almost all the normal provisions you are likely to need to get you started when you arrive. The countryside is on the doorstep with plenty of lovely country walks to enjoy. Peddars Way and Norfolk Coastal Path on the doorstep. The North Norfolk Coastline; Wells next the sea, Holkham, Hunstanton, Brancaster with beaches, seals, RSPB and nature reserves, Holkham Hall, Royal Sandringham Estate and Norfolk Lavender fields are 30 mins scenic drive, with the Norfolk Broads, a short distance further. Litcham lies within the Brecks with its evocative atmosphere and attractions. Litcham is situated some 10 km north-east of the town of Swaffham and 40 km west of the city of Norwich. The Village is located on the B1145 a route which runs between King's Lynn and Mundesley. The parish falls within the district of Breckland. Litcham is in the Launditch hundred of the Breckland district of Norfolk, England. It is almost equidistant from three major market towns: East Dereham, Fakenham and Swaffham. Litcham sits along the Litcham to Gressenhall Nar Valley Way Heritage Trail. This section of the Nar Valley way starts in Litcham and ends in Gressenhall. The Heritage Trail takes in the following points of interest you will notice point 3 is the White House ! 1. Priory Farmhouse - NHER 4072 Priory Farmhouse contains the remains of a 14th century religious building. It may have been a chapel, although in 1410 it was called a hermitage. In the 16th century the religious building was converted into a house and it has been altered and extended on many occasions since. To the northwest of the farmhouse are the remains of a moated site. Much of the moat survives as earthworks, although most of the south and east sides have been infilled. Medieval walls, pottery and a large feature, possibly the south side of the moat, have been found during building work. Houses now stand within the moat. The 17th century and later Priory Barn (now a house) is to the north of the farmhouse and to the east of the moat. 2. Site of the village stocks – NHER 11294 Opposite Priory Farm is the site of the village stocks. 3. The White House - NHER 44322 The White House, Church Street dates from the 18th century and was once a shop. It is built of rendered brick and has a former shop window with a simple entablature and pilasters. 4. Medieval moat - NHER 15535 The cropmarks and slight earthworks of a medieval moat and a medieval to post medieval trackway have been identified from aerial photographs in the field to the east of Drury Lane. A Neolithic flint scraper and medieval and post medieval coins and pottery have been found on the site. 5. Bronze Age ring ditches – NHER 17656 In the field next to the footpath aerial photography has revealed the cropmarks of three ring ditches. When the area was visited, two of the three ring ditches were visible as low mounds and prehistoric flint tools were found on one of those. 6. Greynston Manor – NHER 13536 The footpath runs next to Lounds Wood, which is the site of the moated medieval manor of Greynston that is mentioned in documents dating back to the 13th century. 7. Deserted medieval village of Grenstein – NHER 7225 The footpath runs through the site of the deserted medieval village of Grenstein, which was in existence from the 11th century. The village grew up around a green known as Dowes Green or Woodmere Green, and had been deserted by the 16th century. The earthworks of the village were ploughed in 1959, but the village street and the outline of the houses are clearly visible on aerial photographs. To the east of the village site is the site of another medieval manor known as Caley’s Manor. One of the village houses, or tofts, was excavated in the 1960s, revealing a medieval to post medieval farmstead, with a house and a large flint-surfaced farmyard with farm buildings. The buildings were built of clay lump, a technique that was still in use in Norfolk in the late 19th century. Fragments of medieval and post medieval pottery and animal bones have been found on the site. 8. Telephone box – NHER 44611 As you walk down Back Lane you will see a traditional telephone box with a domed roof. This type of telephone box, the K6, was designed in 1935 by Sir Giles Gilbert Scott. 9. Mileham Castle – NHER 7230 (accessible to the public) Straddling the B1145, a pre-Conquest road that remained the main east-west route through the county until the 17th century, this is the largest motte and bailey castle in Norfolk. It was constructed in about 1100 and its remains form a surprisingly imposing monument consisting of a motte built up around the fragments of a stone keep, two baileys and a further banked rectangular enclosure to the north of the road, which now contains Burwood Hall (built in 1793) and farm buildings. A large wooded deer park was once attached to the south of the castle. The positioning of the castle astride the road is thought to have been connected with raising revenue from a possible market place in the northern enclosure and from tolls on travellers. It is probable that the castle had fallen out of use by about 1300, but before then the tall keep, probably whitewashed, when seen against the green wooded backdrop of the deer park, would have been an impressive sight. Deserted medieval village of Little Bittering– NHER 7266 (accessible to the public) The site of the medieval village of Little Bittering is visible as earthworks. These include at least one moat, a row of village properties (tofts), drainage ditches and possible ridge and furrow. Excavations and fieldwork have uncovered evidence of a prehistoric burnt mound (pot boilers), prehistoric flint artefacts, part of a lava quern stone and prehistoric, Roman, Middle Saxon, medieval and post medieval pottery. SS Peter and Paul's Church, Little Bittering – NHER 7267 (accessible to the public) A 12th and 13th century church, with a 17th century bell tower and buttresses. Inside there is a late medieval rood screen. By 1954 the church was derelict but it has been restored since. The building stands in an isolated position amongst the deserted medieval village of Little Bittering. View of the Fen Causeway Roman road taken in Beeston with Bittering. Fen Causeway - NHER 2976 Stony Lane runs along the course of the Fen Causeway, which is the name given to the Roman road that runs from a junction with Ermine Street and King Street near Peterborough across the Cambridgeshire and Norfolk fens. In a number of places the road is visible as a cropmark on aerial photographs, whilst in several places it survives as a landscape feature. Sections of the road have been excavated on a number of occasions, revealing a cambered metalled surface and side ditches. 13. Methodist chapel – NHER 14160 Methodist Chapel and Chapel Cottage on Bilney Road is a 17th century timber framed cottage, with an early 19th century clay lump and brick chapel. The chapel was originally built as a school, before becoming a Methodist chapel in the 1920s. 14. Site of Great Bittering mill – NHER 20064 This is the site of a Great Bittering Mill, a smock mill that was sold in 1837. The mill is recorded until the late 19th century. Gressenhall workhouse – NHER 2819 (accessible to the public) The walk ends near Gressenhall Workhouse. The workhouse was built in 1777, one of the earliest 'Houses of Industry' in Norfolk. The main block and the east wing date from the 18th century, whilst the chapel, boundary wall and other buildings within the complex date from the 19th century. The building was in use as a workhouse until 1948, when it became an old people's home. The building is now a museum and the offices of Norfolk Landscape Archaeology. 16. Gressenhall farm – NHER 2822 (accessible to the public) This is the site of the medieval chapel and college of St Nicholas, founded in the 13th century. The chapel held the manor of Rougholme, and the chapel and the manorial buildings fell into ruins by the 18th century. The barn contains some blocks of reused medieval masonry. The present farmhouse may date back to the late 18th century, when the workhouse infirmary stood on the site. An evaluation carried out by the NAU in 1999 revealed medieval ditches and pits, probably part of a field system, as well as medieval pottery. Sarah Spooner (NLA), Spring 2006. The barn has lots of traditional features - exposed beams, timbers and interior brick walling - as well as all the mod cons and creature comforts to create a very comfortable and well-equipped holiday property. There is a large wood burning stove and modern wall mounted heaters in each room will ensure your stay is warm and cosy. The excellent ratio of three bedrooms, two modern bathrooms, plus a downstairs cloakroom will suit families or couples looking to enjoy a break in this pretty part of rural North Norfolk. Plucked straight from the pages of a story book, with its pretty wrap-around garden and gorgeous interiors, you will be planning your return before you’ve even left! The property boasts some very indulgent features and mod cons (including an Alexa), yet maintains an 18th century feel. Decorated in muted greys, lavenders and greens throughout it offers a relaxed and stylish place to stay. A long soak in one of the two roll-top baths and then a good night's sleep in one of the sumptuous beds with their 2000 sprung mattresses and 800 thread count linens, will make for a divine end to the day. Suitable for walkers, bird watchers, or lovebirds, this gorgeous retreat is sure to cast its spell over you. Additional Information Although the cottage sits in its own plot, it does adjoin a main road so some traffic noise may be heard, although this should not affect your enjoyment of the cottage or its delightful garden. Please note, the neighbour has parking rights for two cars in the shared parking area. One well behaved dog welcome (small additional charge).     This wagon was built around 1900 for a travelling fairground showman. It has been lovingly restored maintaining the original features. There is a romantic double bedroom, cooking facilities, water & wood stove. A seperate personal shower and loo across the lawn.A small private garden and a large verandah with glorious views over acres of meadowland.
    This beautiful wagon still has the ornate original features, cut glass mirrors and windows bearing the Showman's initials. These light up the mahogany and gold leaf interior. There is a new wood stove, a four ring gas hob and fridge that have been installed along with running water. All cooking utensils are provided. The bedroom has a 4'6"double and underneath where the children would have slept is a 3'6" cupboard bed. There is a personal, separate shower and toilet room across the garden.
    Stay in Bert's Wagon in it's tranquil setting with a view over open fields and the River Wensum. Open your door to the east morning sun and breakfast on the verandah overlooking a 6 acre set aside meadow full of wild flowers. Watch the buzzard family flying on the thermals and the nesting Marsh Harriers on the lake at the bottom. Each autumn and winter evening the rooks and geese will give you a personal flyover and barn owls search the field for prey daily. Explore the myriad of footpaths encompassing the open parkland of Raynham Hall, woods, river and lime avenues.     We have recently refurbished the barn to a very high standard complete with a brand new kitchen, cooker, fridge, Sofas, rugs and new decor, as well as further opening the space up, resulting in a fantastic open plan living dining area. The bedrooms have also been updated with new beds and mattresses for your utmost comfort and a great nights sleep, we will continue to update, upgrade and maintain our home to the highest possible standards on an ongoing basis for your total benefit, our aim is to have the best most up to date Barn on site so that you can relax and enjoy your stay in total comfort.
    The beauty of North Norfolk is that there is always something to do, an interesting place to go or beautiful beaches to walk along.     Retreat into nature in Owl Tree Temple, the perfect space for two amongst the trees. Here at West Lexham we have 6 Treehouses and 7 Glamping Bell Tents, all residing in 21 acres of beautiful nature and wildlife. To see all of our properties, please search for our .org website. In Owl Tree Temple you’ll find a delightfully comfortable double bed complete with colourful blankets and plenty of fairy twinkling lights. You’ll be surrounded by splashes of colour and rustic furniture collected from distant travels or reclaimed and hand built by local carpenters - it’s a magical woodland sanctuary to unwind and relax. By nightfall you can cosy up with the log burning stove (we’ve provided plenty of wood!) and enjoy a deep and restful sleep, drifting off to the sounds of the forest. For colder nights, Owl has renewably-powered central heating, making it delightfully welcoming throughout the year. Pathways through the surrounding woodland are lit by night • Please note the pool is closed throughout the winter as it is an outdoor pool. Usually we reopen this April - October Owl has its own ensuite bathroom with a steaming hot shower, with bath towels and organic hand soap and shampoo provided. There is also a small table with 2 chairs and a kitchenette complete with kettle, toaster, fridge, tea, coffee and a cool box. Outside your tree temple you’ll find tables and chairs along with your own gas-powered BBQ. For cooking larger feasts, head over to the fully-equipped, communal Garden Kitchen (Oven, hob, freezer, pots, utensils etc.). Here you’ll also find the wood-fired pizza oven and the nearby communal fire bowl. There’s so much to see and do here at West Lexham. We have a heated outdoor pool from May to October, with many guests choosing a refreshing wild swim in the lake the whole year round. There are also 2 rowing boats for you to take on the water along with a tennis court with views across the lake. We have recently completed a huge Japanese meditation garden - an enchanting spot for a morning stroll or finding a moment’s peace. We have planted every type of tree and shrub indigenous to the UK here and work hard to promote habitats for wildlife. In spring and summer, the site is alive with glorious flowers attracting many happy bees and insects. We are close to some of Norfolk’s best pubs - The Dabbling Duck in Great Massingham is a particular favourite! We love the saturday morning market in our local town, Swaffham, where there are 2 big super markets. We are also just half an hour from spectacular sandy beaches and a short drive to some awesome cultural attractions including Houghton Hall and Holkham Estate. For the kids, there are plenty of adventurous days out. We are 5 mins drive from ‘ExTREEme’ high ropes and the award-winning Hootz House at Pensthorpe is 25 mins away.     There is a love of the land and a belief in sustainability in its most all-encompassing sense at the heart of all that goes on here. We are run on over 90% renewable energy, with heat provided by our renewable wood chip boiler. Arrive at Chiffchaff and you will be greeted with a warm welcome. This lovingly converted flint cottage overlooks the village chapel, open countryside and the West Raynham Estate. Having been beautifully restored and styled, it still retains plenty of character which makes this little bolt hole so special. Decorated in a mix of soft greens and creams, it is beautiful yet practical and you will appreciate the fabulous wood burning stove, perfect for snuggling up in front of on a cool winter’s evening, watching Amazon prime videos or taking advantage of the Blu-Ray player. With a well-equipped kitchen you have everything you need to put together a delicious romantic meal. Or head outside on warmer days and dine alfresco in the courtyard area, or in the outside brick-built summer dining room. Beyond this you will find a fabulous enclosed private lawned garden, perfect if you have a little one or dog and for also finding a quiet spot to read a book or to enjoy an afternoon snooze. Don’t be surprised to find the odd hen come across your path, it’s all part of the countryside charm. There is shared access between the gardens, although this is not used often by the neighbours and therefore should not be a disturbance to your peace and quiet. This romantic get away is perfect for couples or equally a young family wanting to escape from a busy world in a pretty peaceful village. Make sure you bring your walking boots or cycles, you will be rewarded with quiet lanes and some wonderful birdlife and wildlife.     Situated in a south facing corner of a paddock and with its own garden, ‘The Waggon’ is larger than most shepherd’s huts making for a more comfortable stay. It was completed in 2018, using old and repurposed materials. Stained glass windows and polished hardwood panelling are blended with mod cons, it is full of character. Well equipped with en suite shower room, kitchen area, wood burner for the chilly weather plus a separate spacious storage shed for bikes coats and muddy boots! Gt. Ryburgh has a shop, pub and butcher. 15 miles from the coast perfect for bird watching, cycling and enjoying our lovely countryside.
    The paddock is part of our smallholding. We keep sheep, chickens, ducks and geese. There is usually a horse and/or a pony too. Quite often chicks, lambs and ducklings will be around. Some or all of these will be within the view (although there is a fence to keep them from bothering guests). With all this, sadly we cannot allow guests to bring their pets. The Waggon is close to the stables but retains its privacy so we shall not disturb you as we go about our jobs. Parking is provided for a car and a separate shed allows secure storage for bicycles and somewhere for wet clothes and boots. There is a private mown grass access path. The Waggon has an outside light which you are welcome to leave on but a torch is also useful after dark. The Waggon is strictly no smoking inside or outside. Facilities Hot and cold running water and electricity. Double bed with soft headboard and a reading light Storage underneath both the bed and the leather sofa. Clothes hooks and hangers A kitchen comprising sink, oven (conventional/microwave), double hot plate, kettle, toaster and fridge.     The village has a shop/post office, pub (opening Wednesday to Saturday) , fish and chip shop, church and a butchers. The shop in particular is a very vibrant community venture and offers a good range of food, fresh bread, fresh fruit and vegetables, newspapers, greetings cards etc. and best of all it is right at the bottom of the drive. It also sells books and has basic cafe facilities . There are good walks around the village of Ryburgh with direct access to them without the need to go on the road. Cycling is good and we are on National Cycle Route #1. Route #13 is less than a mile away too. The playing field with outdoor gym equipment is a very short walk away. Fakenham is less than five miles away with a full range of shops, doctors, dentists, garages etc. Market day is Thursday. The coast is 25 minutes away by car at Wells-next-the-Sea, Stiffkey and Morston.

    Situated in the heart of Norfolk, a 10-minute drive from East Dereham and Swaffham. If you’re looking for something a bit different, with all the luxuries of a full cooked breakfast, indoor heated swimming pool facilities with a hot-tub and sauna on site and beautiful grounds to roam at your leisure – then this is it! The NEW Greenbanks Shed and Breakfast accommodation is set slightly back into the tree’s surrounding our on-site lake, glamping at its best!
    The Shed consists of lounge/day set twin beds and all the homely basics such as a heated electric log burner, tea and coffee facilities and super soft bed linen! On top of this, you will have use of Water Shed just along the path. This consists of a cloakroom area, bespoke shack tin shower, sink, towels to use in the Shed and complementary toiletries. Full breakfast is included with the accommodation and is served every morning in the on-site Restaurant. Monday-Saturday 08:00-09:00, Sunday 08:30-09:30. For an extra bit of ‘glamping’ magic, our on-site fire pit is a great area to roast marshmallows around a campfire or even bring your own disposable BBQ’s and make an evening of it! Use of the outdoor facilities (fire pit, fishing lake) must be booked in advance to ensure availability for a nominal fee. Guests are welcome to use the indoor swimming pool at £10.00 per session for two guests, however this must be booked in advance as we have members and residents who use the pool regularly. Numbers are restricted to 6 guests per swim session as we do not have an on-site lifeguard. We kindly ask guests to bring their own towels to use in the pool facilities. Please be aware the swimming pool, sauna and HOT-TUB are in a separate building on-site from the Sheds, only a short stroll. Check-in is from 15:00 until 20:00 hours and checkout by 08:00 until 10:30 hours on the day of departure. If you require a later check-in/out, this can be arranged, however there will be a charge. If you are looking to holiday with your furry friend, 1 well behaved dog is permitted to stay in the Shed&Breakfast with you by arrangement with us prior to arrival.

    Schlamping is the new glamping at Godwick. We have 3 Shepherd Huts tucked into a small glade behind Godwick Hall, each boasting unspoilt views. Close to nature, rustic but with modern ensuite facilities, these are cute and super cool. This is our only dog friendly hut for small and medium sized pooches, but there is an extra £10 charge for additional cleaning and you must bring your own dog basket and ensure they don't escape and worry the sheep or jump on the beds!!
    Perfectly constructed our three huts come with some fabulous mod cons and have lovely design features, such as oak wooden floors, butler sinks and a narrow boat wood burners. Hot running water, a mini fridge, microwave, oak work top, loo, shower and of course a lovely double bed. As well as a comfortable night’s sleep, guests in each hut can order a Continental breakfast can be ordered as an extra to be delivered to the hut or with prior arrangement a cooked breakfast can be served at Godwick Hall. The huts, for a hygiene and health and safety reasons are not designed for cooking, so please do not expect full cooking facilities apart from a microwave.
    Norfolk has a fantastic array of things to do and see, and that's why the Royals love it so much too. Amazing long sandy beaches of north Norfolk stretch from Brancaster to Wells to Stiffkey to Cley. There's the pretty market town of Fakenham is just 6 miles away and the large Georgian town of Holt 16 miles away for some shopping. There's fabulous and amazing walks and great cycling opportunities in north Norfolk, which the owner can help you with along with recommendations for local pubs and restaurants. Good eateries include the Dabbling Duck – Great Massingham, Rudham Crown, East Rudham, Wells Crown Hotel, Wells-Next-The-Sea, Letheringsett Kings Head, Holt.

Recently renovated and equipped to a high standard to provide a beautiful holiday home for anyone wanting a relaxing retreat in the countryside.
    A self-contained cottage that has off-road parking and garden area. The double bedroom is on the ground floor, it has plenty of storage space, a spacious en-suite with deluxe double ended bath, large walk-in shower, toilet and wash basin. The twin room is upstairs, it has two single beds, dressing table, set of drawers, hanging space and a separate downstairs shower room with toilet and wash basin. Both rooms have luxurious bed linen, towels and goose feather/down duvets. There is a fully equipped kitchen with double oven, grill, hob, dishwasher, microwave, fridge and butler sink. There is a comfortable dining area with plenty of crockery, cutlery and glasses so you can enjoy cooking and dining in your holiday home. The living room has a comfy sitting area and a smart TV with Netflix, and free WiFi. and plenty of books and board games if you are looking for a digital detox. For days out, there are picnic chairs, equipped picnic basket and picnic rug for your use.
    Ideally situated for peace and tranquility, with surrounding footpaths and country walks. We also have an award winning gastro pub/restaurant just a few minutes drive away or a very pleasant walk. For biking enthusiasts we are part of Route 13 on The National Cycle Network. Centrally situated for access to all Norfolk’s many attractions including the stunning north Norfolk coast and the beautiful and historical city of Norwich famous for its market and cobbled lanes.     A tiny one bedroom cottage all on one level, with its own patio, kitchen/living area, king size bed, double shower, TV & dishwasher, nestling between the owners' house & a second holiday cottage. Country walks from cottage. 25 minute drive to the most beautiful beaches on North Norfolk coast. Perfect for a weekend getaway in very rural North Norfolk or a longer stay if you want to explore the area.
    One small, well-behaved dog is welcome. Please make it clear when you first book if you are bringing a dog. There is an additional charge. Dogs should not be left alone in the cottage at any time. Parking available on site. Please note: this is a rural area and mobile signals are not good in the cottage, but they work if you walk up the road. Wifi also varies from good to non-existent. There is no shop or pub in the village. Own transport essential.
    Helhoughton is a tiny village just 4 miles outside Fakenham and excellently placed for visiting North Norfolk. There are good walks from the door. Local pubs are 3-5 miles away. Fakenham has several supermarkets. The host can advise on farm shops and local markets. Great beaches are at Wells and Holkham about 25 minutes drive away. There are nature reserves a short drive away at Sculthorpe Moor and Pensthorpe. The Shrine at Walsingham is a 15 minute drive. Several historic houses, such as Sandringham, Houghton Hall, Holkham Hall, Felbrigg and Blickling are also within easy reach.

    Grade 2 listed house. Quiet, picturesque, rural village. 20 mins from beautiful Norfolk beaches. Self-contained annex to main property. Kitchenette, dinning area, sitting room, courtyard garden with bbq and dinning table for outdoor eating.
    Downstairs the house offers a sitting room and a simple kitchenette with dinning area. The house is full of character. There is an open coal fire in the sitting room (coal provided). Unlimited wifi is provided as are TV's (sitting room and main bedroom). The courtyard is fully enclosed and very sunny in the afternoons. At the front of the property is a pretty cottage garden leading down to the road. The house is set well back from the street. There is more outdoor seating here. Parking is on street. The village is very small, the nearest shops and pubs are a few minutes drive away. Fakenham (5 mins), is well served for food shopping, with the added bonus of a market day on Thursday. Swaffham (15 minutes) has a large vibrant market on a Saturday morning and a Waitrose. Upstairs are a double, a single and a bathroom (bath with power shower). A cot and high chair also available.
    West Raynham is the estate village to Raynham Hall. Built in the 1880's it is a conservation area and several of the buildings are listed. The architecture is typical Norfolk flintwork. There is a good childrens playground next to the attractive ruins of an old church set in it's own wildflower meadow. The river Wensum flows passed us and there are many walks on your doorstep. On the outskirts of the village lies the beautiful and imposing Raynham Hall, built in the 1600's and still lived in by the Townshend family.

    If you're looking for a magical retreat into nature with friends and family, Quercus Treehouse is the perfect place for you. It is one of the only Treehouses in the UK that is designed to sleep up to 6 people. The furniture is all handcrafted and infused with the scent of seasoned wood, it really is like living within a fairytale. Each morning you'll wake to the sounds of the birds as nature wakes up with the sun. For those of you wishing to reconnect without life's busy distractions, you couldn't pick a more ideal location. The Treehouse is surrounded by a private patch of Woodland on our 21 acre estate. We have 6 Treehouses and 7 glamping bell tents in total. Please do search for our .org website for full details! When you climb up the staircase onto the tree top walkway you'll be welcomed with Quercus' double-door entrance. The interior design is open-plan, with high ceilings and decorative chevron cladding made from green hazel. So much thought and love has gone into each details of this handcrafted hideaway! Quercus has its own fully-equipped kitchen complete with a log-fired range oven (with plenty of complementary wood) and a large dining table for all to gather around. We have also included a cool box for picnics and a torch for after dark. On the terrace there is a gas BBQ and a picnic table. It's the perfect place to enjoy long balmy evenings and stargazing by nightfall. The beds can all be configured as superkings or twins, sleeping a total of 6 people. 4 sleep in the main open plan space, ideal for nighttime storytelling, with 2 drifting off on the mezzanine level where there's a window overlooking the tree tops. The Treehouse has its own ensuite bathroom with a steaming hot shower. There's central heating throughout the property keeping it delightfully warm throughout the seasons. All of our heat is powered by a renewable wood chip boiler, with delicious drinking water sourced from our own chalk well. There’s so much to see and do here at West Lexham. We have a heated outdoor pool from May to October, with many guests choosing a refreshing wild swim in the lake the whole year round. There are also 2 rowing boats for you to take on the water along with a tennis court with views across the lake. We have recently completed a huge Japanese meditation garden - an enchanting spot for a morning stroll or finding a moment’s peace. We have planted every type of tree and shrub indigenous to the UK here and work hard to promote habitats for wildlife. In spring and summer, the site is alive with glorious flowers attracting many happy bees and insects. We are close to some of Norfolk’s best pubs - The Dabbling Duck in Great Massingham is a particular favourite! We love the saturday morning market in our local town, Swaffham, where there are 2 big super markets. We are also just half an hour from spectacular sandy beaches and a short drive to some awesome cultural attractions including Houghton Hall and Holkham Estate. For the kids, there are plenty of adventurous days out. We are 5 mins drive from ‘ExTREEme’ high ropes and the award-winning Hootz House at Pensthorpe is 25 mins away. It has a small enclosed garden space with children's playhouse and is a great base for holidays in Norfolk as well as for enjoying local for walking and cycling. Whether you enjoy the peace and tranquility of the Norfolk Coast, the activity and natural beauty of the Brecks or the vibrancy of the city of Norwich you will be able to access it all with equal ease from the property.
    A modern, light, airy space that's well located for all that Norfolk holidays have to offer. The property has two large bedrooms, one upper level and one ground level, as well as a large, light filled, open plan reception. Each bedroom has a large, comfortable bed with Egyptian cotton bed linen, towels and a few bathroom essentials provided. Additionally the end of the lounge are can be separated for privacy by floor to ceiling drapes and the double bed sized futon can be set up for the (+2) guests. The kitchen has all the utensils you need to prepare meals for dining in should you wish to. There is an electric over, hob and microwave cooker along with a large farmhouse dining table. Additionally the kitchen is stocked with a supply of herbs, spices, condiments, sauces and other things no one really wants to have to pack (or buy) for their holiday! The lounge area has 2 sofas and a chair along with large flat screen wall mounted TV. The bathroom is fitted with bath, shower, toilet and sink and includes a further selection of bathroom essentials. The property is oil centrally heated. A travel cot, high chair, baby bedside guard and stair gate can be provided on request. The entrance door opens to a lobby area which leads to a very pleasant dining kitchen which goes through to the sitting room. From the rear hallway steep-ish stairs (with handrail) lead to the first floor. Here you will find two bedrooms, a king-size and double, and a family bathroom. Outside, a small, south facing cottage garden is a lovely place to sit and relax on a sunny day. Located on a quiet village road, where roadside parking is easily found, this pretty cottage is ideal if you are looking for a relaxing rural break, and will suit a couple or two, as well as a small family. Helhoughton is a delightful village surrounded by beautiful countryside, just south west of the market town of Fakenham, and about twenty minutes from the coastal resort of Wells-next-the-Sea. It is a great base for exploring this beautiful area of North Norfolk, perfect for walking and cycling, as well as visiting local attractions - Pensthorpe Nature Reserve, Sculthorpe Hawk and Owl Trust, Houghton Hall, The Thursford Collection and Christmas Spectacular - and enjoying a day at nearby Fakenham Races! Although there is no pub in the village, there is a popular gastro pub at East Rudham which is a seven minute drive away.
