Courtyard Cottage is a quintessential thatched, two bedroom homestay that has been carefully restored to provide a luxury retreat. Spacious & comfortable with open-plan lounge/ kitchen, stone floors, whitewashed walls and oak doors leading out to a sunny courtyard perfect for relaxing after a days exploration . The property is part of a 16th century former farmhouse, set in the centre of an unspoilt Somerset village, just a short walk to a gorgeous pub serving locally sourced food & drink.

Recently refurbished one bed accommodation suitable for up to four people (and one well behaved dog) but please note 3rd and 4th guest will be using the sofa bed in the living room. Use of the wc and shower is accessed via the main bedroom. Plenty of storage for our guests is available and there is a large patio area with barbecue and table and chairs for your sole use. There is also one off road parking space available. We have great links to the Jurassic coast, market towns and Country walks

The Annex - Middle Payne Barn
Located on the outskirts of Chard, the property is ideally located to explore Somerset and surrounding areas. Newly furnished and decorated to a very high standard for you to enjoy, The Annex adjoins our home and has a private front door. There is a king sized bed and a double sofa bed suitable for 2 children (in the same room). There is a kitchen area with fridge, dishwasher, tea/coffee and toast making equipment and a multi-function microwave. There is ample off-road parking.

Clapper Hay Annex
The Annex provides a completely self contained accommodation with it's own entrance and external keybox, enabling independent access. Fully refurbished self catering accommodation in a conservation area on the edge of Merriott village. Ideal for vacationing, users of the National Cycle path (30) or business users. The property is not suitable for pets. An 'exterior only' CCTV camera is fitted to the main house, to maintain the security on the driveway approach to the Annex.

The Dairy - Spacious & Stylish with Tennis Court
The Dairy is a lovingly converted barn set in a gorgeous courtyard setting. We have kept the original beams and furnished with antiques sourced at local auction houses. It is a roomy conversion and can also be rented as a 4 bed. The very comfortable king size bed has an ensuite shower, with power and rainfall shower. There is plenty of outside space and a gas BBQ for your use. There are also bicycles and an all weather tennis courts guest can use, please ask.

Two Oaks Shepherds Hut
Two Oaks Shepherds Hut is a beautiful, self catering hut on a working farm. The hut is a relaxing comfortable retreat with your own log fired hot tub!. Set in beautiful back drop of the Blackdown hills. Beauty spots such as Quantock hills, Jurassic coast, beaches Lyme Regis, West Bay, Sidmouth. Newly refurbished pub (The Bell) has outstanding reviews with pizza oven 5 mins walk and village shop / post office nearby. Airfryer has been added for the 2024 season.

The SHED at Dorset Farm
the SHED is really anything but a shed. Built on the site of a former stables, the shed is a bespoke design and build, constructed in 2020 /2021. Built next to a nature pond and coppice within an AONB, living in the shed connects you to the beauty of the natural world. The shed is all about serenity, luxury craftsmanship and escapism. Outside there is a private terrace with Pizza oven, BBQ and outdoor dining and living area.
