Sitting on the banks of the Sabinal River just outside the quaint town of Utopia, Popie’s Place is a great spot for your next hill country adventure! This unique home sits up high on stilts giving you a great view of the huge bald cypress trees that line the river. In addition to the 2 bedroom/2 bath house, there’s and additional bunkhouse at the the ground level! Fully furnished with Directv in the living room and every bedroom! Halfway between popular Garner and Lost Maples State Parks!

Beautiful private property on the Dry Frio River! Just minutes away from the popular Concan Frio River area and 35 minutes from Garner State Park. Come enjoy peaceful privacy on a 2-acre lot located directly on the river. YES, we have WiFi and Roku TV! Good pets are allowed- $50.00/per dog. Rustic ranch home with master bedroom (queen), and a loft with a double bed and two single beds. Downstairs has a sleeper sofa, couches and comfy chairs to relax in after a day in the river.

Take it easy at this unique & tranquil getaway! It is absolutely beautiful, unique, & freshly remodeled. Features private river access. Deck overlooks the river. 3 minutes from Garner State Park, 12 minutes from both Leakey and Concan. The Space On the top floor there are 2 bedrooms, one bathroom, a loft, & reading space. Each bedroom has a full and single bed. Bottom floor has one bedroom with a queen bed, living space with a couch & spacious dining and kitchen area.

That love is reflected in every room, and in the pond and waterfall features, too. Staying here truly feels personal.

Tiny Home @ Frio River Grove

Reconnect with nature at this unforgettable escape along side the Frio River. This home was built in 2024. It has a cute porch with a beautiful view of the mountainside and river. A signed rental agreement is required prior to check in. This agreement will be emailed to you after you have reserved your reservation. You will need to provide us your email address, through Airbnb messaging.

The PoolHouse on the River

Offering a stylish, newly remodeled PoolHouse on the beautiful Sabinal River. It is close to the Frio River, Garner State Park and Lost Maples State Park, breweries and vineyards. Surrounded by the famous Twisted Sisters. Watch deer roam the property, enjoy swimming in the river (direct access) or the property pool. Note: the pool is shared with another cabin and my family home.
