Villa 2M is a collaboration of contemporary design with traditional workmanship; an inspired space with interior and exterior finishes by renowned Croatian designer Boris Ružić. Located in the heart of Istria, the house is found in a small village with grocery & hairdresser and has an easy access to most local attractions, including the picture perfect Rovinj.
The villa is spacious and light. It has many unique custom designed features such as the fire place and chimney finished off with stylish furnishings, tasteful art and lighting. Villa 2M will delight the lovers of everything modern but balances it with traditional finishes. The house itself covers 360 sqm of living space with around 100 sqm of covered and open balconies for all tastes. A further 90sqm is being developed in the basement for 2019 to include a bar, gym, double shower, kitchenette and lounge/cinema. The gym area can be customised to suit your needs: either available as a reasonably equipped gym with cross & suspension trainers, boxing bag, speed ball, yoga, turbo trainer (on request for keen amateurs), steps and weights or soft play with wendy house and slide. On the ground floor guests can enjoy cooking in a well equipped modern kitchen with a 12-14 person dining table. The fire place provides the centre piece of the ground floor, which leads to both the living room and the kitchen. There is guest toilet on the same floor, meaning there are 6 bathrooms in total. The modern galleried staircase leads onto the first floor, where there are the 2 master bedrooms with en-suite bathrooms and large covered balconies with a sea view. On the second floor there are three further bedrooms. There is one twin bedroom with separate bathroom, a twin / double with en-suite (which can be easily converted to either twin or double upon request) and another master bedroom with en-suite bathroom and an open balcony with panoramic views of the unspoiled woodland and sea. All beds are super-king double beds or large singles. There is plenty of outdoor space on its spacious covered balconies with a large 10 person dining table for al-fresco dining. There is a good family sized infinity pool with 10 lounge chairs for guests to enjoy. The villa comes with a couple of bikes for guests to use where the nearby town of Svetvincenat can be leisurely visited with it's well known castle and restaurants. And new for 2019 we will be building an outdoor kitchen with a wood fire and dining table for 10. Perfect for al fresco dining by the pool!
Smoljanci is a lovely rural Croatian village. There's a good balance between local and tourist properties with the majority of the village being lived in all year round. The neighbours are friendly and usually say hello. They may even try to sell you their own eggs, olive oil, wine or honey! All of which we regularly buy and can recommend. The two closest towns are Svetvinčenat and Kanfanar. Svetvinčenat is 5 minutes away by car. It has a few small grocery shops, pharmacy, doctors, dentist, two pizzerias, a restaurant and few coffee shops. The best thing though is the castle and it's moat. Very picturesque! Kanfanar is again about 5 minutes by car and has coffee shops, a pharmacy and a good sized supermarket that doesn't get too busy. Best of all it has a very well recommended independent butcher for all your bbq needs. The surrounding area is superb for mountain biking and road cycling at all times of the year. Whilst we have provided some basic cycles for short trips we would strongly recommend to bring your own bike to fully discover the area if you can. The extensive regional routes are well sign posted having cycled many of them ourselves. They also cater to all abilities. The region itself is renowned for it's locally produced wine, craft ales, olive oil, truffles and food. There's plenty to see and do from visiting wineries to sampling olive oil, to eating out in the many restaurants in the area. Throughout the year there are many food festivals such as the "big game" tuna festival in late September to gourmet food festival in Rovinj. And then there's the sea and it's crystal clear waters. Much of the coastline is protected so it's easy to explore. There are plenty of places to hire everything from kayaks to windsurfing, motor boats to dolphin watching. You can choose from secluded beaches to ones with beach bars and restaurants. Additionally there are plenty of islands to visit. Brijuni is a good day trip.

Apartment Helena & Sandi is situated in a quiet rural environment in central Istria, in a village called Štokovci, near Svetvinčenat. It's newly renovated and fully equipped with household appliances. Also, it has central heating as well as air conditioning so it can be booked all year round. The apartment is on the first floor with a garage for two cars below (accessible to guests). Al though it is part of a private family house, it has a separate entrance, private stairway and a balcony with a stunning view of the village. It's a 2-bedroom apartment. One bedroom has a double bed and the other one has two single beds. Also, on the sofa in the living room can sleep two extra people. Bed-sheets, pillows, blankets and towels are provided for each guest. The apartment has one bathroom with a shower and tub and an extra toilet. In the bathroom there is a washing machine at guests' disposal, and both bathroom and toilet are equipped with hygienic essentials like toilet paper, shower gel and liquid soap. The kitchen is fully equipped with household appliances such as a fridge with freezer, dishwasher, oven, gas and electric stove, microwave, toaster, coffee machine and electric kettle. It also has all the essential cutlery, dishes (pots, pans and plates), glasses, tea and coffee cups, bowls for salad, kitchen towels as well as sugar, salt, pepper and coffee for the first few days. The large dining and living areas are perfect for gatherings, dinner parties and playing family games. The living area has a sofa bed that can easily be transformed into a large comfortable sleeping area. The combination SAT-TV, DVD player and home theater will make a family movie night unforgettable.
Apartment Helena & Sandi is situated in the rural environment of a small village called Štokovci in central Istria. It's a quiet location and it provides peace and relaxation. Local people are friendly and generous. The village Štokovci is in Svetvinčenat district, 10 minutes drive (6 km) from the center of Svetvinčenat. Svetvičenat is a small medieval town named after its patron saint, St. Vincent. It is most famous for its castle Morosini-Grimani named after the two families who owned it in the past. The castle was built in the 13th century but the present structure dates back to 1589 when it was rebuilt. Today it's a historical attraction that captures the eyes of many visitors, tourists and photographers. Svetvinčenat and the castle Morosini-Grimani are also known for the Medieval Festival that takes place in August each year. It revives the spirit of history, Svetvinčenat's legends about a witch and chevalier and provides a unique experience of the medieval festival. Aside from its rich heritage and history, Svetvinčenat is a typical mid-Istrian town. You'll find that time slows down when you walk through the town, relax in the shades of its old trees or simply drink coffee in one of its many cafes. Never the less, Svetvinčenat has everything that you need: a bakery, grocery shop, butcher shop, post office, church, doctor and pharmacy, pizzeria and restaurant, cafes, ATM. The nearest beaches are in Bale, a 40-minutes away drive and 25 km from the property. There you'll find nice stoney beaches. Bale is famous for the preserved dinosaurs footprints and bones in its local museum so check them out.

  • Isso é melhor que os apartamentos que vimos. Muito limpo e espaçoso. Apartamento bem equipado à distância da azáfama turística. Hostes hospitaleiros estão sempre prontos para ajudar. Para o movimento, você precisa de um carro, porque está ao longe, mas é fácil chegar a qualquer lugar. Eu recomendo este apartamento para todos. Teremos o maior prazer em voltar aqui no próximo ano
