No Tvs or Microwave but WiFi, campfire ring, BBQ grill full kitchen/bath with outdoor picnic area. The grounds also have a playground, basketball goal, volleyball net, and river access. This peaceful cabin is centrally located in the Texas Hill Country, close to Garner State Park, Lost Maples State Park and Hill Country State Natural Area. Drive through the Hill Country on the Twisted Sisters, enjoying the beautiful scenery and wildlife. Close by, you can enjoy floating or swimming in the Frio River and the Sabinal River at the Utopia Park. Utopia has a renowned golf course featured in the movie Seven Days in Utopia. Concan 20 miles away also has a golf course.

My place is close to family-friendly activities, Garner state park (3 miles), Lost Maples state park, Frio river crossings, Leakey, Concan, Utopia, Kerrville, Uvalde, three sisters bike roads. My place is good for couples, solo adventurers, families (with kids), and furry friends (pets), Pets are an additional $15 per pet, per night. Pets Fees billed after you book, b/c there is no option on Airbnb. The Cozy is located towards the front of our 17 acres about 75 ft from Hwy 83.

Tiny House on the Frio is a cozy get-away situated in the Frio Canyon on five acres in the spectacular Texas Hill Country and less than 100 yards walking distance to private Frio River frontage. The perfect setting for adult couples only, that want to get away for a peaceful and quiet stay away from the crowds. Located five miles north of Leakey, fifteen minutes from Garner State Park, thirty-six miles away from Lost Maples State Park and 82 miles to Fredricksburg.

Secluded, dark skies, great views, big patio!

Charming 100+ yr old ranch house on private acreage with great views. Large patio & fenced back yard are great for kids/pets. Excellent star gazing. Wildlife feeders. We use this home ourselves and have young kids, so it is stocked better than most rentals and (relatively) kid friendly. Near Lost Maples Park (less than 10 min), Garner Park (30 min), Utopia (10 min), Leakey (20 min), Medina (20 min).
