We would love to welcome you our detached four bed dormer bungalow set in a acre of garden and field with some of the best uninterrupted views in the area, Bolster Moor whilst quite a rural area is conveniently situated between Leeds and Manchester and just ten to fifteen minutes from the M62 motorway. Both rooms are only let to the same party should there be more than two in your group so you will never be sharing with strangers.
There is ample parking for cars and secure storage for bikes.
The guests will have sole use of the whole upstairs area comprising large double bedroom and five piece bathroom with separate shower and bath accessed along the galleried landing with oak spiral staircase. An additional bedroom is available downstairs should there be more than two guests in your party with its own private en-suite shower, and an additional toilet on this level.
The main bedroom is a large sunny double room with an arched window, two roof lights with blinds, two armchairs, small TV with DVD, coffee and tea making facilities and home made biscuits.
The bathroom is across the private galleried landing for guest use only and will have all the necessary toiletries and hair drier that would be expected for the discerning guest.The second bedroom on the ground floor, should there be more than one couple in the party, is also a large furnished room with double bed, en- suite shower and additional toilet available on this level, plenty of drawer and hanging space armchair, tv. and coffee and tea making facilities with home baked biscuits

Guests are welcome to use our sitting room or conservatory, overlooking the gardens to the rear with a cosy wood burner in the cooler months and access onto the patio with stone built barbecue for use in the summer months. Guests will also be welcome to use the kitchen for light snacks and drinks.
Breakfast is included full English locally sourced, or a lighter version should you prefer.
Guests are welcome to wander round the gardens and use any of sitting areas in the garden or up by the pond with a beer or coffee on a summer evening.

We are on hand most of the time, predominately in the garden in the summer months and we can be around as much or as little as you like. It should be pointed out we have a German Shepherd dog called Heidi and she can be as interactive as you like but would not be allowed into any of the guest areas, but if you really do not like dogs then this might not be the place for you.
The house was converted by ourselves into an open and spacious modern dwelling, in an elevated situation 900 feet above sea level.
Generally we would expect the guests to act with due consideration for the
property, local people and surrounding area so as not to cause any damage or nuisance that would reflect on ourselves.
We can only accept bookings from adults where there are no children under the age of 15 in the party.
No smoking inside the premises but you are welcome to smoke in garden should you desire.
PLEASE NO OUTDOOR SHOES beyond the entrance hall and kitchen.
we would not charge for minor accidental damage or losses but reserve the right to apply charges for damage, losses (Including keys) and cleaning should they be deemed to be excessive or unwarranted.
PLEASE NO FOOD IN ROOMS (apart from biscuits supplied) you are welcome to eat takeaways etc. at the kitchen table
David and myself have lived here 14 years having built and converted what was a former piggery into a house ourselves we are now empty nesters and would love to welcome you, and look forward to being your host.
David works in the construction industry but his great love is flying and has now completed building and is now flying his own plane.
I work part time and love to grow vegetables in my small plot, I enjoy cooking and baking and walking the dog.
