Situated on 130 acres of woodland and meadows, this 2nd-story rental includes: bedroom, bathroom, kitchen/living/dining space, deck with gas grill/table/chairs. Privacy and seclusion away from area tourist attractions are key and guests are encouraged to enjoy the property's trails, ponds and scenic views. Nearby attractions include: parks, museums, breweries, eateries, opera and the historic villages of Cherry Valley, Sharon Springs and Cooperstown. A 15% discount is offered for one-week stays.

We hope that your stay will allow you to get out into nature regardless of the season and enjoy all the rest and relaxation our property affords, once you've had your fill of the many tourist activities and destinations in our area. Or, perhaps you plan to stay away from the local attractions and treat yourself to a much needed retreat away from the crowds. Our secluded location and provision of minimal high-tech amenities (see below) make for an ideal location to detox from the stresses of technology, accessibility and modern life. We welcome you and hope you will return home refreshed and invigorated!

There are three ponds on the property, including the 1/2 acre Big Pond suitable for swimming at guests' own risk. Big Pond has a floating dock, terrific views, and a grape-arbor pavilion for guests use to relax and picnic. During the summer months a campfire ring (firewood provided or guests may bring their own charcoal) will be available for guests to use up at Big Pond. Guests are also invited to enjoy trails in the woods or a hike to the top of our meadow, where the view is particularly spectacular. In the winter, guests are encouraged to get out to hike or snowshoe and have fun identifying animals tracks, of which there are often many.

For those who are less energetic, or simply more relaxed, our guests have also enjoyed many relaxing hours on the deck of the guesthouse: with a morning cup of coffee, for a bit of a yoga, a romantic dinner, or the very popular star-gazing!

Guests should be aware this guest house is an off-grid solar and gas-powered building, therefore it may not offer all the electrical conveniences and amenities of your home. However, having lived in the space for six years while building our retirement house just up the hill, we found the space to be cozy and relaxing. (Please note: this apartment is accessible by stairs only.)

In fact, this is a great place to come and detox from technology!

Cell Phone Service: The availability of this service depends on the carrier you use. We use Verizon for our cell phones and guests with Verizon and AT&T seem to have generally adequate service, depending sometimes on the weather. T-Mobile and Sprint, no such luck. Welcome to hilly, rural America!

Television: Sorry, it's true: none available. We were a bit concerned about our lack of TV and WiFi when we first opened in June of 2019, afraid that guests would not book. However, our guests seem to be generally fine without these amenities. A fair few have since thanked us for the technology-free zone and have said how relaxed they felt during their stay!

WiFi: Again, none provided. Sorry. That being said, if a guest needed limited access we would try to accommodate their need by letting them use our WiFi access up at our house (we just got a fiber optic connection in December of 2020!). Many people are accustomed to using lots of data, to stream and for other uses, and that's something we can't currently offer.

That being said, free WiFi access is available 24/7, four miles away at the Cherry Valley Memorial Library on Main Street in the village of Cherry Valley. It is available from inside the library during open hours, or outside at anytime by parking on the street or relaxing on one of the benches out front of the building during the warmer months - a favorite spot for many villagers and visitors. Free WiFi is also available in various places in Cooperstown, where many of our guests are headed. (Since December of 2020, we do now have WiFi up at our house and if guests have a particular or urgent need we have shared our WiFi password guests can use from our kitchen porch. Unfortunately it does not extend down to the guest house. Just ask if you have a need.)

Our rural setting contains all-season hiking/snowshoeing trails, as well as the ponds and fields mentioned earlier. Guests may also relax up at Big Pond, cook a delicious meal, cozy up with a good book, play games, or hang out on the deck and enjoy watching the clouds float by.

Then, when you've had enough relaxing, discover the surrounding area. Heron Hill Farm is located near the historic villages of Cherry Valley, Sharon Springs and Cooperstown, where guests will find museums, restaurants, shops and other attractions. It is also close to two state parks, the Glimmerglass Opera, and Brewery Ommegang, plus so much more.

Mileage/driving times to local destinations:

The Village of Cherry Valley is only a 4-mile, 6-minute drive. Being the closest village, it's where you can find several restaurants, a gas/convenience store, a public library (with 24/7 free Wi-fi), a post office, a hardware store, a Scottish themed gift store called the Plaide Palette, the Rose is a Rose florist, Cherry Valley Artworks, a wonderful old cemetery, and more.

Glimmerglass State Park is a 5-mile, 10-minute drive and the Alice Busch Opera Theater (Glimmerglass Opera) is another 6 miles beyond that.

Cooperstown (Baseball Hall of Fame, Fenimore House, Farmer's Museum) is a 10-mile, 17-minute drive.

Cooperstown Dreams Park: a 14.3 mile, 24-minute drive (depending on traffic in Cooperstown and south on Rt. 28, more than anything).

Sharon Springs is a 12-mile, 18-minute drive.

I am an avid gardener who looks forward to November and snow fall, after long spring, summer and fall months of working outdoors! My husband, Charlie, and I married in 1983 and purchased our property in Cherry Valley in 1984. We spent 15 years renovating an 1803 house just up the road, but sold it with five acres of our 135 acres in 1998 so Charlie could pursue jobs in western and then eastern New York State. We have moved around but have always had a dream of returning home someday and building our own house. Charlie and I are educators. Charlie had a 32-year career in public education, with most of his years devoted to the field Career and Technical Education, in both teaching and administrative roles. His last three-and-a-half years before retiring were spent as a central school superintendent in Salem, NY. I studied Architectural Preservation in graduate school, where Charlie and I first met at Cornell University in 1981, and after moving with Charlie to rural central New York, I became certified as a secondary Social Studies teacher. After teaching for less than five years at Worcester Central School I spent many more years home-educating our two, now grown children as we moved around the state following Charlie's work. In 2010, Charlie retired (I say I'm not retired, just tired!) - a year after we started work on the site for the structure that now houses our guest house and workshop, what we used to call our "shop house". Except for the foundation and slab which we contracted out, we built the rest of the structure by ourselves, with some help now and then from loyal family and friends. In May of 2012, after selling our last home in Washington County, we moved into a 10' x 12' wall tent on the property so we could continue working on the "shop house", which had been framed in and roofed during the 2011 season. By October of 2012 we were tired of living in the tent (it was getting hard to get up out of bed when it was 32 degrees outside!) and moved into the shop house and continued working on it's interior, which we completed in 2013. After buying a portable sawmill in 2014, Charlie started felling trees for us to mill into lumber to build our real house, using aspen from our property (90 acres of which had been certified as a tree farm in 2012). The foundation/slab were completed in 2015 and we began framing in 2016. Except for the foundation/slab, the metal roof, and a big tile job in the master bathroom, we again built the house ourselves, with help at times from family and friends. We got our Certificate of Occupancy in December of 2018 and started moving in during a snow storm in January of 2019. There is much yet to be done to finish - is one ever finished? - however, we are thrilled to be living in our dream house and ready to share our property and good fortune with travelers who need a place to stay while visiting this beautiful part of New York State. When we are not building - we also built a pole barn and put up a 12' by 24' green house in recent years - we spend time growing a lot of vegetables in our 60' by 60' garden, working on our tree farm which we are managing for potential future commercial harvest, enjoying time with our family (we just became grandparents in 2018), and making plans for future projects (expanding our solar installation, adding a garage, etc.). We also take out time to enjoy our trails and ponds, hiking and snowshoeing in season. I guess all of this will explain why we have not done much traveling in recent years as Airbnb guests, but we do hope to do more of that in the future as we get tired of working on our property and need to take a break!

We live on the property in a separate house which we built ourselves and is located just up the hill from the rental. (We also built the guesthouse, greenhouse and pole barn, and will be happy to share our experiences if you are interested.) During your stay you will likely find us out and about working on "projects" and we will be available as desired to show you around the property.

Karen can often be found working in her greenhouse and/or her 60' x 60' enclosed vegetable garden. She will enjoy showing you the garden and sharing its bounty.

Charlie enjoys working in his woodlot, milling his own wood for projects, and building in the wood-shop below the rental. Often Karen is involved in these endeavors as well! If guests are interested, Charlie can be enticed into giving a tour of our 90-acre managed tree farm located across and just up the road from the guest house and main house.

Since we've also been isolating on our property during the pandemic, we too have miss social intercourse, so feel free to indicate that you'd enjoy some company if that's the case. On the property we have the guest house deck, two porches on our main house, and the pond has a pavilion which allows for socially distant socializing . . . all in good weather, of course! We totally understand that some guests may really need and want solitude and that's okay, too. Come and spend the time the way you want and need.
