Garden Cottage, Manor House Farm is a beautiful, romantic bolthole located in a tiny hamlet close to Fakenham, just 20 minutes' drive from Burnham Market and the North Norfolk coast and beautiful beaches at Wells-next-the-Sea, Morston and Blakeney. The property is a converted barn on the owners' conservation award-winning farm. The property and beautiful gardens which are open for the NGS in June, overlook the 13th century church. The owner has taken care to furnish the property beautifully, with great attention to detail. The barn's setting provides a wonderful opportunity to watch birds and barn owls, which nest close by. The cottage is a wonderful retreat; away from the hustle and bustle of the coast, yet within a few miles drive. A very special place to stay indeed.

The gardens that surround the cottage are beautifully kept and include walkways lined with old roses and fabulous herbaceous borders, all of this to the back drop of the 13th century church. Free-range eggs are available from the farm for breakfast! Patio area with chairs and table. Parking. Rural walks direct from the cottage down the quiet and peaceful lanes.
Wellingham is a quiet little village tucked away in mid-Norfolk. It's really not much more than a hamlet, in the 2001 census it is shown as covering an area of 1.69 square miles with a population of around 25 people in 16 households. If it's peace and quiet you want this is the place to be. It's only 20 minutes drive to Wells-Next-The-Sea or Burnham Market and just eight minutes' drive into the market town of Fakenham which has three supemarkets, banks, a host of local traders and a very popular farmers market which is held once a month and a weekly market on Thursdays. Wellingham is perfectly situated for exploring the whole of Norfolk including all the historic houses like Houghton, Sandringham, Blickling and Holkham and of course you are not that far away from historic Norwich too.
