This city of parks and fountains is freeway close to many attractions; Disney, Knotts, beaches, many museums, Angels stadium, Honda Center, a professional theater, and an award winning library. It is located in a quiet, ethnically mixed community.
Cerritos is centrally located, 25 minutes from the beach for swimming and even having a fire on the beach, two hours from the mountain tops that surround LA, and 25 minutes from both LAX and John Wayne airports, 15 minutes from the Long Beach airport. The home has a covered outdoor eating and conversation area, a soft side spa that is always warm, a four burner gas grill, and a wonderful waterfall and succulent garden.
There is room for two vehicles in front of the garage and one inside the garage. If you have a forth car, make sure you tell Judy so she can make arrangement for it.

Guests have access to the entire home, including a fully equipped kitchen that includes dishwasher, refrigerator and microwave. The electric stove has two ovens.

Parking on the property is limited to 2 cars on the apron of the driveway and one car inside the garage. If more parking is needed, please tell Judy in advance so she can make arrangements.
With advance notice Judy and Don offer an umbrella stroller, a high chair, and a pack and play to be available for babies. There will be an additional charge of $5.00 a day for each of these items. or $15.00 a day for all three.
They also offer a wheel chair, walker, and shower chair. The walker and shower chair are also $5.00 a day. The wheel chair is $15.00 a day.
With all of these, please give Judy advanced notice, because she will have to send you a special offer in order to confirm the rental of the equipment.
Rules in a Nutshell
We trust that you will treat our home as you would expect us to treat yours. Our home is a residential neighborhood. People move to Cerritos to enjoy its quiet, "park-like" atmosphere. Therefore please keep noise down after 9 p.m. You may enjoy the patio and spa anytime, but between 9 p.m. and 6 a.m. please speak in normal tones, if not quietly. Of course there is not to be the use of any drugs outside of prescription medications and no excessive use of alcohol.
We ask that you alert us to any damage that might occur during your stay or any item that is need of attention (like a dripping faucet or a burned out light bulb).
Please, use beds for sleeping not as a trampoline. We want you to enjoy our home without disturbing our neighbors. A more complete rules of the house are below.

Section 1: PAYMENTS:
*100% of the Full Rental fee is required at booking.
* Refundable deposit is required 48 hours prior to check in and is held by airbnb.
Section 2: DAMAGE DEPOSIT:
The deposit is NOT applied toward the rent. The deposit is fully refundable within 48 hours after departure, provided the following provisions are met:
1.No damage is done to the Property or its contents, beyond normal wear and tear.
2.No charges are incurred due to contraband or collection of rents or services rendered during the stay.
3.All debris, trash and discards are placed in outside trash cans to the right of the garage doors in the Alley.
4.All soiled dishes, glasses, cups, cookware; utensils are cleaned and put away.
5.All keys are put back in the lockbox and garage remote is left on the kitchen counter and the unit is locked.
6.All charges accrued during the stay are paid prior to departure.
7.No Linens, Towels, Kitchen Utensils, Glasses, Dishes, Cookware, All Furniture, All Appliances, All Hardware, All Decor Objects, Dvd’s, Cd’s, Electronic Equipment are lost, stolen, or damaged.
8.All towels and linens are accounted for and without stains. (Girls!! this is for you, please don’t wipe make-up, mascara tanning lotion, lipstick etc on towels, linens)
9.The renter is not evicted by the owner (or representative of the owner), or the local law enforcement.
Section 3: FALSIFIED RESERVATION:
Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money and the party will not be permitted to check in.
Section 4: CANCELLATIONS:
Short-term reservations of less than four weeks:
* 50% refund for cancellations more than 7 days before check in date, minus processing fee of $30.00
*Cancellation or early departure does not warrant any refund of rent.
Section 5:MAXIMUM OCCUPANCY:
Not to exceed the maximum number of 10 occupants.
*There is a $15 charge prior to arrival for each additional overnight guest beyond eight (8) guest’s total.
*Please let me know if there will be additional Guests prior to arrival.
*If more guests stay than on the rental agreement the deposit will be forfeited.
Section 6: CHECK IN CHECK OUT

Check-Out: 11AM or Prior
Early Check In:
*Unfortunately there is a $25 per hour fee for early check in requests; this is due to have to pay extra for another cleaner to clean more quickly than the usual time.
*Fees must be paid prior to arrival, please let me know when you are booking.
Late Check Out:
*Unfortunately there is a $25 per hour fee for any persons or belongings left in the rental or the garage past the 11 AM check-out time and for every hour there after.
Section 7: PARKING:
Space for two automobiles is provided on the apron in front of the garage. Parking on the grass is illegal and you will receive a ticket. The garage is not a part of the rent and is not rentable. Know that the City of Cerritos does not allow street parking between the hours of 2 a.m. and 5 p.m. each day. Park over night and you will be ticketed.
Also note that street sweeping is done on Thursday mornings between 9:00 a.m. and noon. If your car is parked where the sweeper needs to go you will receive a ticket.
Section 8: Washer and dryer are provided.
It is VERY IMPORTANT DO NOT LEAVE THE PREMISES WITH THE WASHER AND DRYER ON, this can be very dangerous and cause fires. The owner is to be held free and clear of any and all liability to any guest if this occurs and guest will be liable for damage to the Property.

Section 10: Premises Rules:
1.NO NOISE AFTER 10PM OR BEFORE 9AM
3.No large pieces of indoor furniture allowed outdoors.
4.Flooring- Please be careful of the flooring! It is very sensitive to liquid and scratches! Please carry, do not roll suitcases on floors.
5.No outdoor equipment is allowed in the house! This includes bikes, surf boards, boogie boards, skate boards and ice chests. Any outdoor equipment found indoors will result in full forfeit of deposit.
6.There is no smoking on the premises. The premises include the house, Rear Patio, and Grounds. Smoking in these areas will result in full forfeit of deposit. Smoking is allowed opposite of the patio, near the bird feeder. Please do not litter.
7.The Premises has screens on the windows. Removal of the screens could result in injury. If the screens are removed at anytime this will result in forfeiture of full deposit, CHILDREN ARE TO BE SUPERVISED AT ALL TIMES AROUND WINDOWS,.
8.No one at anytime should be on the roof. Guests reported on the roof results in a full loss of damage deposit.
9.There are 3 doors into the house these are to locked when you leave the premises.
Section 11: Pets
Pets are not allowed on the property at any time.
Section 12: NO PARTIES
You are going to live in a residential community, please act accordingly. Any police activity on the premises will result in loss of full deposit plus any fine fees and possible immediate eviction. There is a strict noise ordinance which is enforced by the Cerritos Police. No noise after 9PM. If there are any complaints from the neighbors given to the police or to your hosts, there will be a full forfeit of the deposit and an Imposed fine of $1000.
Excessive alcohol drinking or the use of any drugs will result in the loss of full deposit.
Section 14: The unit is privately owned,
•The owner is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities and shall be held free and clear of any and all Liability.
•The homeowner is not responsible for the loss of personal belongings or valuables of the guest.
•By accepting the reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.
Section 15: Litigation
Any litigation shall be held in a Los Angeles County California Courthouse. All court costs, lawyer fees, and any court related expenses shall be the responsibility of the loosing party.

I am a retired English as a Second Language teacher. My husband, Don, is retired clergy. I am deeply involved in the Seal Beach Center for Spiritual Living while Don is connected with Emmanuel Episcopal Church in Fullerton, CA. Our home that you will be living in has been a place of peace, restoration as well as a haven for many such as a Korean mother and her two children, a teenager from a broken home, another teenager whose parents threw him out of their home on his 18th birthday, the place of a interracial wedding and many, many family dinners when three of our four children and families come 'home' for a weekly family dinner. And now we hope to add you to our long list of 'visitors.'
Our favorite place to visit is Sedona, AZ and its mystical red rock spires. Our second favorite place to visit is Boston, MA followed closely by San Carlos, Mexico. We have been timeshare persons and have traveled throughout the United States as well as Costa Rica. Someday we hope to visit England, my country of heritage and Germany which is Don's. Don is 4th generation German while my family came to America in 1650 and settled near Jamestown.
The bottom line is that we like to host a great variety of people and you will add to our long long list of friends and stranger who have found our home not only a haven of rest, but a place to explore since the town of Cerritos is literally located in the center of Southern California . Suffice it to say that we want to insure that you have the greatest vacation possible and so we have a binder that shows the locations of supermarkets, banks, shopping areas, local restaurants (American, Indian, Chinese, Korean, Filipino and, of course, Mexican). The locations of places such as Knott Berry Farm, Disney Land, Laguna Beach, Disney Hall, Universal City, Hollywood and Vine, are all contained in this binder. There is also a place for you to sign with your name and city in which you live to be a written expansion to the many guests who have called our Cerritos house "home".
Our eldest son, Brian Koepke is a outside sales supervisor for Home Depot and is an AirBnb host as is his wife, Susan Green. Number two son, Aaron, is the pastor of a church in Missoula, MT. Our adopted third son at age 35 (yes that teenager who was thrown out of his parental home on his 18th birthday) is a CPA and financial officer of a not-for-profit. Finally our daughter is a special education teacher working at a public elementary school with autistic children.
Don and I love to eat out especially at La Capllia Mexican Restaurant near our Cerritos home as well as O'Malley's, an Irish pub in Seal Beach, a 20 minute drive from Cerritos. We never run out of new restaurants to satisfy our eclectic appetites in a community filled with international flavors. We used to go to many movies, especially those starring Tom Hanks and Merle Strep. However, connecting with family is our greatest pass time. Recently we have moved into Leisure World, an over 55 years of age community in Seal Beach, CA next to the Pacific Ocean.
