One of the conditions of the 'Instant Book' facility is that guests must read them in advance. There's nothing onerous there, don't worry, its just to help align expectations! I have a large single bedroom that is used by my children so it's not just exclusively used for Airbnb, so you will find items belonging to my tween in the room. May have to share the bathroom with max one other. The bedroom is located on 1st floor of the house well away from the hustle and bustle of family life which takes place in the basement (2 floors below). Check-in is to be agreed in advance between the parties - I don't sit at home waiting for guests to arrive :-) as a busy mother I'm sure you understand - but generally between 3 pm and 10 pm but and will try to accommodate an earlier check-in if possible :-) Non-smokers only please.
Restaurants & pubs nearby - Sandymount village is a 15 or 20 min walk along the beach promenade and a 15 min bus or train (Dart) ride to the city centre, with lots of busses and trains running to city centre. The city centre is only 3 stops away from Sydney Parade (Dart) Train station. The village - at its centre is a small public park which teems with families and people on a sunny day and surrounded by lots of restaurants - Buju Burger, Pete's American Diner, Dunne & Crezenzi Italian, Mario's Italian Pizzeria and Bistro, Indie Spice, Browne's Deli, Butlers Pantry & Coffee, Cafe Java, lots of nice bars, a Tesco supermarket, some clothing boutiques and shoe shops, an optician, a couple of pharmacies and a Mace for bus and train tickets, mobile top up etc. It's also only a 5 minute walk from the beach where you can access some beautiful nature trails alongside the beach, one of which is a 10 mile trek out to Poolbeg Lighthouse - an absolute must for nature lovers and walkers.

Just a 20 minute walk along a beautiful tree-lined avenue lies Sandymount village. Here you'll find restaurants, pubs, shopping and a beautiful green that regularly hosts free entertainment. Within 150m of the house there's a paved walking/running track along the Dublin bay coast. If you prefer to exercise in a gym there's one close by. We can usually get tempory gues access. Beautifully furnished, two bedroom apartment in a premium location just off the Rock Road, an upmarket suburb renowned for it's excellent transport links. The apartment is located in a very private and secluded apartment complex. It is a 10 minute drive to the city centre with excellent public transport facilities including the DART, Band Airport bus (Aircoach) stop 3 minutes walk away. It is a 5 minute walk to the seafront with a beautiful coastal walk, park and nearby Blackrock village.
This space is beautifully furnished with no expenses spared. There are two bedrooms, one with a double bed and the other with an Ikea day bed that you can use as a single or double bed. This has recently been added to the room so is not the same bed as the one in the photo. The living room is very cosy and modern and is ideal for chilling out in.
There is a hotel 100m from the Apartment that serves great food and is a good spot for a drink. In addition to this there is also a shop where you can buy the basics like milk, eggs, bread etc. as well as any treats that you may like!

A nearby 24 hour fuel station offering a cafe, amenity shopping and public washing/drying facilities is just a 2 minute walk away. Sandymount Village with its bustling Pubs / Cafes / Restaurants / Shops is a 5 min drive/ 15 min walk away. St Vincent hospital is just a 10 minute walk and an ideal location for family visits. This fashionable family residential area enjoys magnificent sea views and sun rises across Dublin Bay. This Blue Flag Beach is also an EU protected Habitat and Species area, which shelters the migrating Brent Geese in winter. At low water spring tides, the beach area stretches up to ~ 2.5 Km from the shore. A promenade runs directly past the house with publicly available exercise machines. There is a public car parking area opposite the house providing low cost meter rates €5 per day / €1 per hour during the working week (11-5pm). As you'd expect of an apartment near Dublin' s Embassy Belt this is a smartly decorated 2 bedroom pied a terre. The solid Oak front door opens onto a generous welcoming hallway. The living/dining room is beautifully furnished is flooded with light and there are sea views from the balcony. The kitchen is well equipped should you not wish to avail of the great food options all around you. The master bedroom is stylishly furnished and has well appointed en-suite bathroom with views over the gardens. The second bedroom is a generous size and the family bathroom is very well finished. You’ll love my place because of Seaview, Golf view, the kingsize bed, the kitchen, sun and rainbow, close to transportation and airport bus. 1 mins to get the bus and go to all the main attractions: Ha'Penny Bridge, Temple Bar ,RDS convention center, Trinity College, St Stephen's Green, Grafton St, Guinness storehouse. The dean dublin hotel: top floor has the best view of dublin, need to book it in advance. The Bernard Shaw: The bus bar, please go inside and enter in the left door, you can see a bus and drinking area outside. Pizza are good too. Duck: Cantonese food from HK, cheap and is authentic. Ka shing Chinese restaurant: authentic dim sum Chinese tapas Eat tokyo: beat sushi in town Wigwarm: amazing coffee and Terrence. Fish: seafood lover. Viva: cheap Spanish food. Farm: original farmer food, my favourite so far for Irish food. Optium room: best night club in town 20 euro with a cocktail. Bunsen: best Irish burger in town. The house is an architecturally restored early Victorian building full of light and space overlooking a mature pretty garden very close to the sea and a short bus or train ride into Dublin's many restaurants, galleries, bars and theatre. Notwithstanding the size the house is cosy and comfortable with easy access to the garden for breakfast or simply to relax and watch the bird life.
One of our favourite pastimes is a stroll along nearby Sandymount Strand as far as Sandymount village where there are several really good coffee shops; then a walk home through quiet roads lined with pretty gardens. The RDS is a fifteen minute walk away for the popular Dublin horse show in August or exhibitions at other times of the year. Being a five minute train ride from Dublin's city centre is also a bonus for access to shops, galleries and theatres.

The Lodge is surrounded by grand Edwardian villas in a quiet tree-lined avenue, close to my embassies and yet only a stroll away from the beach, excellent local restaurants, bars and cafés, all of which are found on our doorstep in the village of Sandymount.
