Lovely room in a recently redecorated Victorian flat, with gorgeous marble-tiled bathroom. Haymarket train station is just 5 minute walk away, where you can catch trams and buses to the heart of Edinburgh or the airport, & trains to the rest of the UK. Lothian Road is also a 5 minute walk, & Princess Street a 10 minute walk. Several cinemas & theatres are very close by, as well as a multitude of restaurants, pubs & shops. Lovely walks/runs nearby along the canal or the Meadows park.
This is a nice clean room with extra storage space if needed - please ask. The room has a keypad code that will be sent to you, and it's different from any other room in the apartment. Please note: there will be other guests in the property, as the other two bedrooms are also listed on Airbnb.
The location is simply great, it is very close to everything needed; I will recommend you where to go and where to eat out if you are interested. I have been living is Scotland for two decades and I can advise on the city surroundings worth visiting.

Lovely bright double bedroom in a clean flat shared with a young couple. The bathroom is recently renovated and has a large gas shower. 10 min walk to Princes Street, 20 min walk to Royal Mile and the Meadows, very good bus connections to all parts of the city. Depending on the situation the check-in and checkout times may be flexible.
The place is within easy walking distance of virtually all festival venues, sightseeing locations such as, Arthur's Seat, Edinburgh Castle, Princes Street and grass-market. Right by the flat are plenty of cafes, restaurants, and bars nearby. Towels: You will be provided with a fresh towel. Please do not use towels as a wash cloth or to remove make up. If you would like another, please just ask! Other essentials only include soap in the bathroom and very basic shampoo/shower gel. You need to have your own toothpaste, lady products, earbuds, make up pads, washing powder etc. and other personal things you use. Bathroom, toilet, kitchen and living room are shared with us. Feel free to use our microwave, washing machine, pots and pans or toaster. In case you are new to Airbnb - I ask my guests to please leave 5 star review if everything was as described in the listing and in the pictures - Airbnb is very strict with rating and 4 star review is considered actually bad, not "good" as described. Listings with prolonged 4 star ratings are sadly removed from the site. If you have any issue or concern (or even advice) during your stay - don't hesitate to ask us about it, I am happy to help. Accessible spaces include hall, bathroom, kitchen and open living room/dining room. We are placed right next to the street so you may get some traffic noise. CHECK IN from 1PM-11PM - let me know what time you can arrive ASAP. I can be flexible in the times you check-in I just need to know a few day in advance. Please try to not be late more than an hour or at least communicate any changes or issues in your plans straight away. CHECK OUT -morning, not later than 12 pm. Just leave the keys on the bedroom table! If you come and checkin late (past midnight), I may request a fee as I am a live in host.

Double bedroom available in fantastic central location - Usher Hall (5 mins), Grassmarket (10mins), Edinburgh Castle (15 mins). There are a great range of pubs and restaurants nearby, Princess St is v close and Haymarket train station is 5 mins walk away. I'm an easygoing guy, clean, respectful but also fun to live with. Happy to accommodate two people as it is a double bedroom. Left luggage facility. Secure lock on bedroom.

For kids there are parks in the area and with so many restaurants, pubs/bars/cocktail bars, gyms and cinema everything is so close!

A great central apartment for sightseeing or those here for work. We are located in the City Centre and within walking distance of The Royal Mile, Edinburgh Castle, Grassmarket, Princes Street and the Conference Centre. Our historic apartment was built in 1860 but has recently been renovated giving you the best of historic Edinburgh with modern amenities. Our apartment is ground floor and is surrounded by great bars, restaurants and lots to do! Well served by buses and the airport tram too.
Our cosy apartment is formed of 4 rooms total. The first room is the lounge which has a large and comfortable sofa bed. There is also a wall mounted TV and an electric fire and a dining table to seat 4 in the corner. The lounge leads onto the kitchen which has everything you need to cook a meal from scratch and a great breakfast bar for eating at. The Shower Room is small and functional which is also brand new. The Double bedroom has a comfy double bed and lots of storage space.
Fountainbridge is a relatively central area, West of Lothian Road, South of Haymarket, and North of Bruntsfield. With its central location, skirting the modern commercial hub of the Exchange and city centre, the area is undergoing a rapid change from traditional working class tenements and industry, to modern housing developments. Fountainbridge road remains a busy throughfare for car traffic although a minority of the residents drive to work. The Eastern end of the Union Canal begins here (behind the bar Cargo). The canal fell into disuse for many years, but has been tastefully renovated in recent years. Floating homes, rowing teams, tourist boats, and pleasure barges, can be found on the canal and there is frequently a steady flow of cycling and pedestrian traffic along the side in the Summer. A half-hour bike trip along the Union canal takes you to Edinburgh's outer limits (the city bypass). The canal continues for 32 miles as far as the Falkirk Wheel. The McEwans brewery opened in Fountainbridge in 1856. The brewery continued to expand production to a level where it was producing two million barrels of beer a year, much of it for overseas export as well as domestic quaffing. The brewery ceased production in mid-2005 and moved operations to the Caledonian Brewery in Dalry. The site of the Fountainbridge brewery is being replaced by the Edinburgh Quay project. Sean Connery was born in Fountainbridge and named his production company, Fountainbridge Films, after the area.

Luxury top (4th) floor open plan apartment with a extremely comfy superking bed, relaxing and functional breakfast/dining area and beautiful bathroom with luxurious oval bath. There is a single folding bed available also. There is no private parking at the property, but I will point you to a local parking business with a location 5 minutes walk away. 10 mins walk to Edinburgh Castle, 1 min to the EICC and 5 mins from Haymarket Station and tram/bus route for the Airport.
The apartment is freshly modernised with a new kitchen, bathroom, bedroom and dressing room. There is no private parking at the property. You can book parking at the Brittania Car Park on Semple Street, which is a 5 minute walk away. It's the best value parking for the central location. Please note this is a car parking business and I have no affiliation to them. The apartment is perfectly located for the Edinburgh International Conference Centre (EICC), the financial district of Edinburgh (Standard Life, Aberdeen Asset Management, Lloyds, JLL, Clydesdale, KPMG, PWC, Deloitte). The kitchen has all the mod cons - integrated fridge with freezer box, washing machine, dish washer, microwave oven, electric oven and induction hob and jazzy kick plate lights! There are 4 breakfast bar stools which are great for cooking, socialising and working at. The golden pendant lights give the room a wonderful ambience. The log burning stove provides the room with real character. A PS4 is available for guest use but isn't set up to be used online. It can be used as a Bluray/DVD player and the available DVDs may be used at your leisure. The glorious bathroom is tiled in travertine and has a large and powerful mains shower and sumptuously double-ended oval bath with shower attachment. The toilet is wall hung and the basin unit has plenty of storage. The bright LED-framed mirror has a heat pad in the centre that prevents it steaming up. The wooden venetian blinds can be altered to let in as much or little light as you like. There is underfloor heating available which is set on a timer. Just off the bathroom is a large dressing room with ample space for all your storage needs. The dressing room lights provide plenty of clear light and there is a hairdryer available for use. The bedroom is a sanctuary in itself with breathtaking westerly views out to Murrayfield, the Forth road bridges and the Pentland Hills. This creates a real sun trap in the afternoon in the bedroom. The blinds on the velux window are black out blinds to ensure total darkness, should it be required. The books are there to be read, but as they are my own personal books, which I have painstaking collected, please leave them in their home. The super king bed in crisp white linen and velvet peony Claude chair will leave little to be desired. There is a floating drawer and phone shelf to the side of each bed. There is a socket here to charge your phone as well as dual control lights for the warm light side lamp, the LED clear reading light and the adjustable roof spotlights. There is extra storage available under the large oval mirror in the bedroom. This space is ideal for 2 people but I have put 3 as a small child would be ok too. It's not sufficient space for 3 adults. A baby travel cot or single folding bed can be provided if asked for in advance. Please note we only provide the cot and mattress for the travel cot. You must provide any bedding. The wooden floors are original Edinburgh floor boards and have been restored to their former glory in a dark oak.
The home is a 10-minute walk to Edinburgh Castle, a five-minute walk to Haymarket Station and the tram/bus route for the Airport, and only a one-minute walk to the EICC.

My place is smack bang in the city centre. Close to tourist attractions such as Edinburgh Castle, The Royal Mile and great for business travellers. Close to the Edinburgh conference centre and many other conference and meeting halls. You’ll love my place because of the high ceilings, the cosiness, the location, and the people. My place is good for couples, solo adventurers, business travellers, and families (with kids).
Light bright and airy. The flat is fairly quiet even though it is in the city centre. A nice space to come and relax and chill after a day of sightseeing with access to WIFI and a smart TV. The apartment is on the top floor which is the 3rd floor. There are 6 flights of steps to get up.
Morrison street is a main artery of the city linking the city centre to the west end of Edinburgh. There are lots of great bars, pubs and restaurants at your door ranging from steak houses to great Greek Gyros.

Princess Street and the main tourist sites are all within 10-15 minutes walk. The Fountainbridge complex is a 10 minute walk with lots of activites for families.
The apartment is spacious one bedroom flat. The kitchen has everything you need for a longterm stay and there is ample storage space.
Sitting between Haymarket, The West End and Princess Street the area is a vibrant central district. For those attending events at the Edinburgh International Conference Centre it is not possible to stay in a closer apartment.

This main door flat is just a 5 minute walk to the west end of Princes Street, allowing easy access to a number of the main attractions, shops, restaurants and bars the city has to offer. The main door basement flat is bright, spacious and inviting. It has been newly decorated and refurbished to a high standard, giving a luxury yet homely feel. The living/dining room is a comfortable place to relax after a day of sightseeing or shopping in the City. The living room has a flat screen smart TV with Freeview channels and there is a bookcase with a variety of reads to keep you entertained. There is also free, unlimited wi-fi throughout the flat. The kitchen has all the amenities you should need during your stay, including complimentary tea, coffee, sugar and milk. There are supermarkets within a 5 minute walk of the flat. Guests also have access to the washing machine/dryer in the flat if they wish to use it. The generously sized en-suite king bedroom is warm and inviting, with plenty of room to hang up clothes. Our Superhost status has been achieved at our cottage in Gullane, on the coast, for which we have 49 5* reviews. Please read reviews to get a feel for how we look after our guests. Our newly listed Edinburgh flat is recently renovated offering a quiet base within a city centre location. The flat is light, bright and spacious. It has a fully equipped dining kitchen and separate sitting room with Smart TV (including Netflix), wi-fi, a bedroom with a king sized bed and a fresh new shower room.
The flat is used by visiting family and friends as well as being let out to independent guests visiting Edinburgh. Our only request is that you treat the flat and its neighbours with respect and care. Noise must be kept to a minimum before 8am and after 9pm, and no parties or gatherings are permitted at the flat. It lies in a quiet residential building and this must be maintained. The flat accomodates two people only, with the exception of babies / small children sleeping in a travel cot. Please do tell us of any breakages or damage, we expect some light wear and tear and always want to make sure that our guests arriving have a full inventory of what we provide.
The flat has the EICC, Usher Hall, Lyceum Theatre and Filmhouse all within a five minute walk, with Princes Street Gardens, Edinburgh Castle, the Grassmarket and Royal Mile all within a mile's walk. Transport links are good with Haymarket Station within half a mile and Waverley about a mile and half away. Transport to and from the airport is easy by either Airport bus (100) or tram, both of which have stops very close by at Haymarket station. The apartment has a private entrance on the second floor of this historic Grade B listed building dating back to 1860. The apartment forms part of a block with an internal courtyard laid to grass and gravel, with mature tress, increasing the feeling of privacy. There are numerous bars, cafes and restaurants close by and a Tesco supermarket a minutes walk from the apartment. The apartment is located within a Grade 2 listed block of Victorian purpose built flats. As a city centre location it has a mixed population, but is generally a very quiet location in the city centre.

Stylish ground floor flat with two double beds with 2 single duvets each. 1 bedroom with a king size bed and a quality mattress. The bedroom is very quiet, cool and dark which guarantees a good night's sleep. There is a big tv in the living room and a sofa bed that sleeps 2 comfortably.
Gardner's crescent is a fairly quiet neighborhood for such a central location. The garden is a lovely place to picnic or catch a couple of rays at summer time. There are lovely cafés, restaurants and many office buildings about. The Union canal and Water of Leith walkway are both only a short walk away so you can go for a long stroll away from traffic if you wish. The surroundings are very peaceful except maybe the hours after bars close at weekend and some folk might be in a merry mode walking past the living room window.

Situated in a traditional Scottish tenement building, this property has great character. The guest rooms are brightly decorated and have a homely feel. Although the room faces a sometimes busy street, it is usually quiet during the night. I would note, however, that it may get a bit noisy during the Fringe festival period so please be aware of this when booking. The flat is located on the third floor accessible by stairs only.
The surrounding area bustles with restaurants, pubs, bars, cafes, shops, cinemas, and theaters. Edinburgh Castle, the Royal Mile and other main attractions are within walking distance as well as easily accessible by public transport. The Union Canal just around the corner is a perfect place for a quiet walk/run. The Meadows park is also a short 10 minute walk away.

Off a safe, clean stair in this quiet very central Georgian crescent; an easy walk to shows, social and business centres; recently refurbished; comfortably sleeps 6. 3 double rooms, shower room and separate wc, living room and kitchen. We can provide another single bed in one of the rooms (Bedroom 2) if this is requested at time of booking. Don't wait until the last minute, so we can organise the bedmaking/laundry. (Same applies for the cot/high chair.) The flat area is approximately 98m2.
This recently redecorated and recarpeted Georgian apartment gives you an ideal base for seeing Edinburgh. Located on the first (in UK terminology) floor of a Grade A Listed building, it is part of a beautiful stone-built single-sided crescent centred on a newly restored communal garden, and so is not overlooked from the west or south. Gardner's Crescent is a quiet oasis set back from the surrounding busy streets. The west-facing bedrooms and living room windows have their original working shutters as well as curtains, and the east-facing bedroom has curtains and a blind, so you will have a good night's sleep. Bed linen consists of cotton sheets, pillow cases and duvet covers, and duvets and pillows are anti-allergenic. We provide one bath towel and one hand towel per person, as well as a hand towel at each basin and at the sink, as well as tea towels. We can provide a cot & bedding suitable for a small child up to age 3, and a high chair if these are requested at the time of booking. You'll need to bring the bib, changing mat and whatever else your child will need. (We've travelled with a child too!) The new simple-to-operate gas-fired combi boiler provides instant hot water, with space heating via panel radiators and the shower room towel rail. We upgraded furniture and installed a new washbasin last year; this year we shall be putting in new kitchen fittings and equipment: we'll post the photos at the end of June. Shoes: to avoid bringing shoe-borne dirt into the flat, please take off your outdoor shoes, leaving them in the shoe rack provided. The shower is a modern instant electric type. The fire safety, gas and electrical appliances are tested annually and meet the local authority's requirements. The flat is tastefully decorated and has modern furniture. The living room has a sanded and sealed timber floor with rugs. There's a twin USB phone etc charging point on the surge-protected 13A socket in the living room. The WiFi has unlimited capacity. As with all such equipment, online security can't be guaranteed, so it's similar to other Airbnb properties. As of December 2016 there is unlimited free outdoor wi-fi in most of central Edinburgh, provided by the City Council: for a current map and advice see (URL HIDDEN) The flat has three spacious and light bedrooms: towels are also provided and the apartment is spotlessly clean.
